1. Parkview- Bank of America- Office Tower
Bellevue, Washington
Parkview represents an architectural concept model
for approximately thirty levels of class A office space
and three penthouse levels along Northeast Fourth
Street in Bellevue above a two level retail base.
Parkview is located along an edge of the downtown
central business districts 450’ zoning footprint. Occu-
pants will have virtually uninterrupted views south and
west to Mount Rainier and the Seattle skyline above
lower
buildings across fourth avenue.
A slim structure profile and dramatically sculpted glass
top reflect tight site constraints while distributing gen-
erous amounts of daylight into the spaces. Due to site
adjacencies and lot restrictions parking is distributed
below grade as well as above a retail base. The initial
study was used for an informal City of Bellevue rezon-
ing study for increased building heights and shaped
architectural tops.

3. Bank of America- Interim Site
Bellevue, Washington
A temporary relocation of Bank of Amer-
ica Branch from its current site while the
current site is being redesigned for a high
rise
office tower. Project features use of mod-
ular structures with exterior envelope pro-
viding a sense of permanent structure.
Programmed for two drive-through tellers
and parking.
Massing forms and glazing positioned to
accentuate building functions, all com-
bined with a simple palette of materials
to create a unique and visually expres-
sive building of commerce. The design
offers a designated entrance accessi-
ble from the corner, weather protected,
glazed storefront directly adjacent to the
street and unique juxtapositions of ma-
terials combined to make the temporary
structure fit within the urban context and
a good neighbour to adjacent properties.

6. 1200 Stewart Street
Mixed Use Project, Seattle
Programmed for two 35 story identical
residential and hotel towers over a five
story
amenity podium with 250,000 sf of retail
and commercial space at the street level
with eight level below grade parking
structure for 900 parkingbstalls in Denny
Triangle neighbourhood with a total of
1,284,000 gsf.
The project will provide 340 residential
units, 260 room hotel, roof top gardens
and swimming pool. Tower roof tops to
comprise of indoor outdoor community
social spaces. The project is designed for
LEED Silver.

11. Gymboree Play & Music
Bellevue
Design for Gymboree Play & Music with
a goal of fostering creativity and confi-
dence in children ages 0-5. This global
leader in early childhood development
programs aims to provide age-appropri-
ate activities that help develop the cogni-
tive, physical and social skills of children
as they play. It is recognized for parent
involvement, encouraging participation
in and understanding of each child’s
development. The design goals were
to create an environment where children
are free to move, play and explore safely.
