March 1, 1960 Monmouth Shopping Center was opened in Eatontown
The Monmouth Shopping Center was enclosed and expanded to its current size in 1975 and was renamed the Monmouth Mall. Several additions were added since that time along with the free standing businesses (TGI Friday’s, Chili’s, Jared’s Jewelers, Chipotle, Bobby Flay’s Burger Palace and Joe’s Crap Shack)
Monmouth Mall was owned and operated by Eatontown Monmouth Mall LLC, an equal joint venture of affiliates of Vornado Realty Trust and Kushner Companies. Vornado Realty Trust is a fully integrated equity real estate investment trust. Kushner Cos. has bought out its joint-venture partner in the Monmouth Mall, Vornado Realty Trust, for $38 million in August 2015.
Eatontown is known for it’s retail commercial properties from the mall to surrounding areas

Objectors continued to voice their opinions and Kushner Cos. stated
"I just spoke with the Kushner family and we had felt over the past nine months that we were making great headway in terms of working with the municipality in improving (Monmouth Mall) and devoting incredible resources. Given the response tonight, we realize that these changes are not welcome and we are planning to leave the mall as is. So thank you very much,“ Jennifer Bernell
In February 2015, Kushner Cos. Representatives and I had an Editorial Board Meeting to discuss the new Monmouth Town Center. No article was printed.
More flyers, robo calls and Facebook posts. The group changed their name to “Eatontown Residents for a Greater Mall”.
Meeting was held on September 27, 2016 at Borough Hall. With the expected crowd, we setup the Eatontown Firehouse for overflow with a Live Feed on Facebook of the meeting. The people in the Firehouse were advised to sign up if they wanted to make a comment at the meeting. Over 60 viewers were watching the live feed.

4 residents file suit against the Borough over the Mall Rezoning Ordinance. 3 out of the 4 name are officers of the Eatontown Democratic Club.

EDITORIAL: Mall NIMBYs could be
costly to Eatontown
“We urge the mayor and council to
reconsider their decision and to reach out to
Kushner Cos. to develop a new plan that
will allow the mall to reinvent itself. If they
fail to do so, taxpayers in Eatontown are
destined to pay a heavy price.”
• A reduction in the number of apartments from 800 units to 700 units
• Kushner Companies' affordable housing obligation drops from 15 percent to 12.5 percent, thereby lowering
the number of onsite affordable housing units from 141 to 100 or offsite units from 120 to 88.
•The hotel and rooftop golf course have been eliminated from the zoning as permitted uses.
• No private or public schools or houses of worship will be allowed on the site.
•The front yard setbacks (from Routes 35 and 36 andWyckoff Road) have been increased to 125 feet and all
other yard setback have been increased to 150 feet.
•The maximum building height allowed has been reduced from 150 feet (the original proposed size of the hotel)
to 85 feet.
•The buffers must be at least 75 feet wide on any side yard that includes mixed use.
• Recreational entertainment uses shall not exceed 50 percent of the gross indoor or outdoor leasable space of
the regional center.That total does not include the Loews MovieTheater.
Some permitted uses in the ordinance are retail, medical office buildings, restaurants and taverns, pre-school
and day care centers and recreational/amusement/entertainment uses such as aquariums, arcades, miniature
golf and bowling alleys.
