WHAT WE CAN DO FOR YOU
Because our process is based on a holistic approach, we offer our
clients a wide array of services that complement our traditional design
disciplines. These range from the front-end strategic services that help
clients assess a property’s value, define and shape business goals
and customer touchpoints, to the more technical aspects of the built
environment. Our core services include:
LANDSCAPE ARCHITECTURE
By working with the firm’s architects
and planners, our landscape architects
help maximize the effectiveness of
the overall program, enhance the
interior and exterior presentation of
each building, and improve or modify
existing conditions to create a rich and
unique environment.
INTERIOR DESIGN
From the initial client meeting
through occupancy, our specialists
in programming, space planning
and interior design work with you to
identify your design goals, schedule
requirements and budgetary
parameters, and develop a design
that is sensitive to the individual
considerations and requirements of the
project.
MEP ENGINEERING
Our mechanical, electrical, and
plumbing engineers work closely
with their architectural colleagues
to provide seamless service. At the
core of each project is the firm’s
promotion of “intelligent buildings,”
an approach that endows each design
with contemporary strategies for
energy efficiency, safety and long-term
savings.
ENVIRONMENTAL GRAPHIC
DESIGN
Our Environments studio implements
ideas in three broad categories: the
built environment, the guest experience
and project identity. Our approach
combines a range of complementary
design services to enhance the
architecture, convey a memorable
image and establish inviting, easily
navigated spaces.
SUSTAINABILITY
We work closely with our clients to
ensure that their work environments
are healthy, safe and efficient and
make the best use of energy, daylight
and materials. Whether seeking LEED
certification or to generate costs
savings on energy expenditure, our
multi-disciplinary professionals find the
right balance between respect for the
environment, the users, and the bottom
line.
STRUCTURAL ENGINEERING
The work of our structural engineering
studio is marked by innovation directed
toward overcoming the physical
limitations of sites and meeting the
particular requirements of each project.
The studio works with our peers in
architecture, as well as with clients
directly, to develop cost-effective
solutions to the full range of structural
needs.

OUR PROCESS
Drawing from our experience working with a broad range of client
types across markets and sectors, we guide the design process
from the early stages of immersion and strategy development to the
installation and implementation of the built environment.

IMMERSION
EVALUATION
1. IMMERSION
We immerse our team in your business to gain a deep
understanding of your culture and values, business objectives,
operational goals, brand, and work practices and procedures.
Along with the basic parameters of schedule and budget, our
experts factor in a profound knowledge of external market
drivers and influencers.
2. STRATEGY
Armed with an understanding of who our clients are and
what they seek to achieve, we script a specific road map that
identifies and articulates your strategic goals. Your strategy
becomes our strategy.
3. CONCEPTS
We translate the strategy into alternative concepts and
approaches. Because this step is the most critical in building
a strong bridge between mission and a built environment, we
ensure that we have the right group of business and design
professionals together at the right time.
4. DESIGN
We create a fully developed design solution grounded in strategic
thinking and guided by budget, schedule, and quality targets.
5. IMPLEMENTATION
We implement the design solution in the built environment.
6. EVALUATION
Throughout the process we track and test project progress
against strategic goals, with an emphasis on post-occupancy
evaluation, engagement and reinforcement.

PERFORMANCE-DRIVEN DESIGNSM
Performance-Driven DesignSM
(PDD) is a strategy to improve the value
of the built environment. By drawing on ample evidence about the
social, economic, and environmental impact of design, PDD applies
the greatest available intelligence to create compelling design with
measurable benefits.
PDD begins with the client’s goals as opportunities to deliver
additional value. For example, if a client seeks to lower operating costs
(economic value), good daylight and fresh air can save electrical costs
while reducing energy (environmental value) and creating a healthy
environment for people (social value).
The Performance Wheel is a tool
to visualize how any starting point
can lead to greater benefits across
a spectrum of multiple values. PDD
seeks the point of convergence.

revitalize established urban centers and
create new commercial hubs that stimulate
further development and serve as
community focal points for a diverse group
of users.
The firm’s expertise in designing individual components of a mixed-
use project, coupled with sensitivity to its overall arrangements,
provides attractive settings that functionally and aesthetically
integrate retail, entertainment, office, hospitality, residential and
parking facilities. Our strengths lie not only in our demonstrated
expertise in designing the individual components that comprise
a successful mixed-use project, but also in assembling them in
innovative and synergistic ways. Our solid background in urban
planning addresses such issues as community image, context and
transportation access, while our architecture and engineering skills
are translated into designs that are aesthetically and economically
responsive to client and user.

Addison Circle
Addison, Texas
Respecting the town’s moratorium on
garden-style apartments, CallisonRTKL
created a high-density urban district
that supports 3,500 residential units
and up to 4,000,000 SF of office, hotel
and retail space. More importantly,
a pedestrian-friendly street grid, a
series of public parks and a landmark
sculpture define an outdoor focus for
the development.
Next to a traffic-calming rotary, three
mid-rise buildings surround structured
parking and embrace a public park
with trees preserved during design
and construction. A public esplanade
and adjacent retail, residential and
office structures extend toward the
Dallas North Tollway to establish a
highly visible commercial presence.
This award-winning district is a
groundbreaking example of a public-
private partnership that has produced
a sustainable alternative to suburban
sprawl.
In the early 1990s, the town of Addison, Texas partnered with CallisonRTKL
to identify a unique personality for the Dallas suburb. The result was
the transformation of an 80-acre site into a hub of community living for
Addison’s residents.

The Domain redefines Austin’s urban
lifestyle by offering abundant choices
for living, working and entertainment in
a pedestrian-focused neighborhood. To
ensure around-the-clock activity, RTKL’s
designed the residential portions of
the project to appeal to a variety of age
groups and price points.
Of the six residential buildings, three
are located above first-floor retail
and three comprise townhomes and
single-story units. Varying in size
and style, the building designs not
only celebrate Austin’s traditional
Texas Hill Country architecture, but
also blend contemporary urban
style with sustainable strategies.
Native limestone, brick, metal panels
and plaster clad the exteriors while
varying roof lines contribute to a
village scale and image. Indigenous
oak trees and covered arcades offer
shade to shoppers and residents,
while a community pool and workout
center provide additional recreation
amenities. The project conforms
to Austin Energy’s Green Building
Program standards and is a part of the
S.M.A.R.T HousingTM initiative. The
success of the Domain has prompted
a second phase of development,
Domain Crossing, which includes an
additional 350,000 SF of retail space,
400 apartment units, and multiple
entertainment attractions.

rather than a secondary goal for the
Frisco Station master plan. The park’s
landscape will encompass trails,

stormwater runoff, reducing traditional
infrastructure needs. A number of
LEED certified buildings are planned,
and an emphasis on strong pedestrian
connections within a grid of densely
developed blocks will reduce the
need for automobiles—a strategy
made possible by a change in zoning
code that permits flexibility in future
development. When complete, Frisco

River Park
Dubai, UAE
Visitors first encounter the River
Park, which is the retail, dining and
entertainment component that serves
as the gateway to the complex. From
there, visitors begin their journey in
a small French village in the 1600s,
traverse through the late 19th century
European Exposition, advance to the
British Raj New Delhi in the 1930s and
conclude in the heady days of 1950s
Los Angeles and Las Vegas.
The project will have a significant
impact on the community, boosting
tourism, employment and leisure
opportunities. The design plans meet
LEED-inspired Dubai Green Building
Regulations, ensuring sustainability
and minimal environmental impacts.
Public transportation in the form of
water taxis, trams and shuttles offer
plenty of opportunities for pedestrians
to navigate the park’s various zones. At
the heart of the park winds the river for
which the development is named, made
central to the visitor experience as both
a form of transport and a venue for
casual dining terraces.
For CallisonRTKL, designing the 30,000 SM Dubai Parks complex, a unique
cluster of theme parks with no entertainment equivalent anywhere in the
region—represented a true exercise in creativity. Comprised of four distinct
parks that take visitosrs on a historic, global journey through space and time,
Dubai Parks is a premier tourist destination and an economic driver for the
city’s hospitality industry.

CallisonRTKL’s relationship with Tysons
began in the 1980’s when the firm
designed the mall’s first expansion,
doubling the size of the mall and
added a second level. The mall’s
evolution continued in 2005 with an
CallisonRTKL-designed renovation
that included 525,000 SF of new
construction and the adaptive reuse
of an existing 200,000-SF anchor
department store. The project also
added a 16-screen AMC Theater, a
restaurant court, a two-level bookstore,
a 12-tenant food court, and a seven-
level parking deck.
Tysons Corner Center
McLean, Virginia
Built in 1968, Tysons Corner Center is widely recognized as one of the most
economically successful mall developments in the country, welcoming
22 million visitors per year—even more than the Smithsonian in nearby
Washington D.C.
CallisonRTKL led the 2007 master
planning and re-zoning efforts for a
four-phase mixed-use expansion of
the mall property that will expand
Tysons Corner Center from a 2.3
million-SF retail center to a six million-
SF transit-oriented, urban mixed-
used environment. Phase One of this
transformation is under construction
and includes an office tower, hotel and
residential tower surrounding a 50,000-
SF elevated plaza with a connection to
the region’s metro rail system. RTKL is
leading the design of the Hyatt Hotel,
the plaza, renovation of the existing
mall interior and serving as master

Victory Park Retail & Mixed-Use
Dallas, Texas
CallisonRTKL’s team sought to create a
retail master plan to revive retail in the
district as well as retail tenant design
criteria for the Victory Park district
and the architectural design for Block
D. As a part of that effort, the team
assessed the current retail environment
and made recommendations on
improving a struggling retail market
by creating a district marked by the
distinct personalities of each of the
retail tenants. In addition, CallisonRTKL
analyzed the site’s opportunities and
contraints and sought to find solutions
for traffic and bicycle circulation,
parking, and pedestrian flow.
Realizing and championing the
importance of brand and identity, the
CallisonRTKL team recommended
improvements to the visual and
pedestrian connectivity between
Victory Park Lane and the American
Airlines Center, which would encourage
the seamless flow of visitors and
users across Olive Street, ensuring the
Victory Park district is perceived as a
single, coherent “place.”
The goal of the Victory Park development is to create an inviting, high-
functioning, vital, sustainable, and distinct neighborhood and to find unique
and dynamic ways to connect to the greater city of Dallas.

  • 14. 14  Who We Are CallisonRTKL
  • 15. Who We Are  15 OUR PROCESS Drawing from our experience working with a broad range of client types across markets and sectors, we guide the design process from the early stages of immersion and strategy development to the installation and implementation of the built environment. CONCEPTS IMPLEMENTATION DESIGN STRATEGY IMMERSION EVALUATION 1. IMMERSION We immerse our team in your business to gain a deep understanding of your culture and values, business objectives, operational goals, brand, and work practices and procedures. Along with the basic parameters of schedule and budget, our experts factor in a profound knowledge of external market drivers and influencers. 2. STRATEGY Armed with an understanding of who our clients are and what they seek to achieve, we script a specific road map that identifies and articulates your strategic goals. Your strategy becomes our strategy. 3. CONCEPTS We translate the strategy into alternative concepts and approaches. Because this step is the most critical in building a strong bridge between mission and a built environment, we ensure that we have the right group of business and design professionals together at the right time. 4. DESIGN We create a fully developed design solution grounded in strategic thinking and guided by budget, schedule, and quality targets. 5. IMPLEMENTATION We implement the design solution in the built environment. 6. EVALUATION Throughout the process we track and test project progress against strategic goals, with an emphasis on post-occupancy evaluation, engagement and reinforcement.
  • 16. 16  Who We Are CallisonRTKL 2012 PDD Leadership Council Meeting Washington, DC
  • 17. Who We Are  17 PERFORMANCE-DRIVEN DESIGNSM Performance-Driven DesignSM (PDD) is a strategy to improve the value of the built environment. By drawing on ample evidence about the social, economic, and environmental impact of design, PDD applies the greatest available intelligence to create compelling design with measurable benefits. PDD begins with the client’s goals as opportunities to deliver additional value. For example, if a client seeks to lower operating costs (economic value), good daylight and fresh air can save electrical costs while reducing energy (environmental value) and creating a healthy environment for people (social value). The Performance Wheel is a tool to visualize how any starting point can lead to greater benefits across a spectrum of multiple values. PDD seeks the point of convergence.

  • 25. Relevant Experience  25 CLIENT Post Properties, Inc. SERVICES Urban Design, Master Planning, Architecture Addison Circle Addison, Texas Respecting the town’s moratorium on garden-style apartments, CallisonRTKL created a high-density urban district that supports 3,500 residential units and up to 4,000,000 SF of office, hotel and retail space. More importantly, a pedestrian-friendly street grid, a series of public parks and a landmark sculpture define an outdoor focus for the development. Next to a traffic-calming rotary, three mid-rise buildings surround structured parking and embrace a public park with trees preserved during design and construction. A public esplanade and adjacent retail, residential and office structures extend toward the Dallas North Tollway to establish a highly visible commercial presence. This award-winning district is a groundbreaking example of a public- private partnership that has produced a sustainable alternative to suburban sprawl. In the early 1990s, the town of Addison, Texas partnered with CallisonRTKL to identify a unique personality for the Dallas suburb. The result was the transformation of an 80-acre site into a hub of community living for Addison’s residents.

  • 31. Relevant Experience  31 CLIENT Columbus Realty Trust SERVICES Landscape Architecture, Architecture, Master Planning The Domain Austin, Texas The Domain redefines Austin’s urban lifestyle by offering abundant choices for living, working and entertainment in a pedestrian-focused neighborhood. To ensure around-the-clock activity, RTKL’s designed the residential portions of the project to appeal to a variety of age groups and price points. Of the six residential buildings, three are located above first-floor retail and three comprise townhomes and single-story units.
