  1. Investment Real Estate in Manchester NH! You've gotta love the naysayer – "The Real Estate Market Sucks"...."I'm losing my shirt on this property". The fact is, my top tier clients or "the rich ones" invested in similar markets. And guess what - - they are BUYING! It's a simple concept that we all know, yet fail to do – Buy Low, Sell High.....OR just hold and enjoy the Cash Flow!

  3. Here are two properties that were on the market about 5 to 6 months ago. Both properties are in Manchester. The first one, 20-22 Derry Street is in the Maple & Concord St area – a 4BR house and a 2BR house both on the same lot - in the angular street district. The property was listed by Wells Fargo at $55k and eventually sold for $45k. The second one, on Spruce St, and I know some of you feel that Spruce isn't the best area in the world, but remember, we are being objectively focused on Cash Flow. This is a traditional New England triple-decker with three units. This was listed as an estate sale for $116k.

Here's my thought provoking Question.....and I won't answer it now....but I will during the question/answer period: Have the Rental Rates in Manchester declined as much as the Sale Prices have?

  7. Cash Flow Statement with a Human Aspect So, is it a coincidence that my top tier client makes $225,000 a year in residual income? Remember, this ALL expenses paid! It's not coincidence; it is Strategic thinking and Planning. He had a vision and followed a Process that enabled him to achieve this level of cash flow. As my dad would say....I gotta get this right "It's Simple - - - Not Easy"
  8. Process Wheel with Identify (from the identify - pic of someone aiming at a specific target – dart board) He was a corporate guy, an Engineer, that left his high paying job, and set his SPECIFIC Income or Cash Flow needs at $225,000. The key here, is that he knew exactly what he wanted and needed.
  9. 9. Process Wheel with Execute (from the execute - pic of a bank owned property) He knew very well, that it wasn't enough just to Identify, without actually creating steps to make it happen. His specific market - - Bank Owned Properties that were extremely distressed. It's funny, but the worse the property was, the better it fit his model. He stabilized the properties and rented them out.
  10. 10. Process Wheel with Measure (from the measure - pic of someone using a measure to measure the height of a stack of cash) He measured his net cash-flow per property that he stabilized against his specific goal of $225k.
  11. 11. Process Wheel with Support (from the support - pic of tospm logo, attorney, banker, realtor, an accountant) Early on down his path he realized that to be successful, you need a supportive and successful team. That team consists of your family, a good attorney, a real estate agent, an accountant and of course a credible, organized and process orientated Property Manager.
  12. 12. Cash Flow with Audience Picture So, what does this mean to you? Can we do this? I don't mean to come off like a Late Night Infomercial, but here's how you can do this. Here's how you can create a residual cash flow stream in this real estate downturn. Your own Process Wheel.
  13. 13. Identify in Audience Terms – (different types of properties: bank owned, condos, auction) Identify what you cash-requirements are and then, what specific types of properties you want to focus on. Do you want deal with bank owned unstable properties or condos or do you want be on the auction block?
  14. 14. Execute in Audience Terms – (P&S Agreement to Purchase 20-22 Derry St) So, let's say you just executed your first purchase: 20-22 Derry St – the property I just identified earlier. You bought it for $45k from Wells Fargo. You signed your first deal - - now you are on the road to being a true real-estate investor?
  15. 15. Measure in Audience Terms – (pic of "what goes in" which is cost and "what comes out" which is Revenue and an Asset)
  16. 16. Support in Audience Terms – (almost the same as slide 11…but different enough....tospm logo, bank, attorney etc.
