Although these transactions are more complicated & time consuming, in the end this buyer is typically more grateful for the work put forward to help them. Here is a list of a few of the most popular programs: These programs are valid in Nevada only. Terms and conditions may vary. Subject to underwriting approval. Home at LastTM Access Who: Borrower’s with income < $95,500, purchase price < $400,000, 640+ credit score, debt to income ratio <45%. What: 4% grant for down payment and closing costs on FHA, VA, and Conventional loans. Competitive interest rate. Where: Any city with population less than 150,000: e.g. Enterprise, Summerlin South, Whitney, Winchester. (Nevada only) Conditions: Homebuyer education, certain loan related fees for program. Homebuyer education, program preapproval, participating lender & realtors. Home at LastTM MCC Who: First time home buyers and Veterans who meet income & purchase price requirements. E.g. Clark County, NV income <$73,800 for household of two or <$86,100 for household of 3 or more. Purchase price <$343,125. No asset or DTI limitations. What: 20%-40% refund of mortgage interest paid each year through a dollar for dollar (limit $2,000). Where: Any city with a population less than 150,000: i.e. Enterprise, Summerlin South, Whitney, Winchester. (Nevada Only) Conditions: Pay program fees, recapture if sold within 9 years. Homebuyer education, program preapproval, participating lender & realtors. Home Funds Who: First time home buyers with $2,500 in reserves, putting .5% ($1,500 down), buying in unincorporated Clark County (UCC) or City limits of North Las Vegas (CNLV). UCC existing home purchase price <$162,000, new construction purchase price <$195,000. CNLV existing home purchase price <$148,000, new construction purchase price <$195,000. What: 0% interest, silent second mortgage, up to $14,999, deferred loan repaid at sale of home. Where: If in UCC, UCC will contribute 50% of lender’s down payment & closing costs. If in CNLV, program covers up to $14,999 for down & closing costs minus buyer’s .5%. Conditions: Homebuyer education, program preapproval, participating lender & realtors. Wish Funds Who: First time home buyer’s who earn 80% of the median income for area by household size. Income: (1) <$34,450 (2) <$39,400 (3) <$44,300 (4) <$49,200 (5) <$53,150 (6) <$57,100, etc. What: Provides a match of $3 for every $1 contributed by the buyer up to $15,000. Where: Nevada How: Homebuyer education, program preapproval, participating lender & realtors. Bond Program Who: First time home buyer’s who meet the income limits. Certain targeted areas for higher income restrictions. What: Reduced interest rates and assistance for down payments & closing costs.
