9. Use of LEDs, High Frequency, Low energy lighting & Fibre Optic 100w light requires a further 100w to cool = 200w total electricity consumption !!

11. 2 x 750kw boilers on 24hrs a day plus associated pumps and fans! Simple 10 minute adjustments to BEMS reduced running time to 8hrs a day on demand only. Further enhancements came later.

14. Why use chillers when most vent systems can use fresh air to cool and also body-heat/recirculation to heat? We repaired the air dampers and linked to BEMS. Therefore chillers and boilers remain off most of the time.
15. Air damper or not, this fresh air damper from our studio Theatre was only useful for scrap. Recycled of course!

BEMS are designed to reach required temperatures as efficiently as possible, Once there, the system should be allowed to vary a little in temperature (known as a dead band), Otherwise the system will hold that ideal temperature whatever the cost! Shown below is a ventilation system feeding basement dressing rooms and offices. So fine tune the controls to provide the best environment at the lowest cost.

Brute Force vs Technology 750KWh atmospheric ‘Flame Thrower’ 50% efficient 2x 50KWh high efficiency Combi 98+% efficient (Zenex Coolflue Technology) 24 hour domestic hot water (showers) We saw earlier that two large boilers were used to heat the DHWS, This is very wasteful in summer! Any domestic boiler system would have been better but we used 2 very efficient Zenex Technology boilers, total cost £20k, Payback1.5 years!
18. We fitted Zenex boilers for DHWS, by pre-heating the cold water to your calorifier, massive savings can be achieved. Other boilers are available!
19. We dared to enter traditional no go areas. but the artistes loved it, and less of a fire risk! Not a priority as hours of use is low. 60W incandescent 7W Fluorescent
