2. Outline
1. What is BIM & why is it important for FM?
2. Govt Soft Landings Approach
3. Cure? Building Information Medicine
3. Government Agenda
To deliver:
ļ§ Reduce Cost of Construction by 15-20% by end of
next Parliament (Ā£2bn over 4 years)
ļ§ 33% reduction in whole life costs of assets
ļ§ 50% saving in time
ļ§ 50% reduction in greenhouse emissions
5 Themes:
1. People
2. Smart
3. Sustainable
4. Growth
5. Leadership
4. What is BIM
BIM is essentially value creating collaboration through the entire life-
cycle of an asset, underpinned by the creation, collation and
exchange of shared 3D models and intelligent, structured data
attached to them.
9. GSL timeline
UNCLASSIFIED
2011 GSL Task Group Formed
2012 GSL Policy Approved
2013 GSL Guidance Documents Published
2014 PAS1192.3 Published
2015 Embedded in government departments
2016 Mandated for all Government Projects
10. Golden Thread
GSL will be mandated in 2016 for all central government projects
(new build and large refurbishments)
11. GSL - BIM Level 2
A minimum standard:
ļ¼ By 2016 all Government Departments will be BIM/GSL Level 2
enabled
ļ¼ Government as a client can derive significant improvements in cost,
value and carbon performance through the use of open sharable
asset information.
12. GSL - Policy
1. Assets = reduce cost & improve performance
2. GSL Lead & Golden Thread
3. Manage Aftercare
4. Post Operational Evaluation
5. BIM= Data Management Tool
13. GSL - Objective
BIM + GSL = Better Outcomes
To champion better outcomes for our built assets during the design &
construction stages through Government Soft Landings (GSL) powered by a
Building Information Model (BIM) to ensure value is achieved in the
operational lifecycle of an asset.
15. BIM&FM - Why is it important?
āNo, we donāt have any accurate asset information. Youāll have to guess-timateā
āwho decided to put that light fitting up there?ā
ādid they never think how it was going to be maintained?ā
ābuilding lifecycle? We donāt think that far ahead.ā
āI wish the architect had spoken to me when this building was constructed.ā
āBIM?? Our budgets are being slashed as they are.ā
18. 65% had heard of BIM
61.7% believe BIM can support FM
35.3% do not understand BIM capabilities
26.5% state they have used itās capabilities
63.2% unsure if their company had plans to use will use BIM in the near future
āmisunderstanding within FM about BIM & capabilitiesā
āBIM more than 3D modeling programmeā
āconfusion on what actually constitutes a BIM projectā
BIM4FM Results
19. āBIM provides opportunities for better information managementā
Benefits:
ļ¼ Lifecycle management (74.5%)
ļ¼ Improve efficiencies (68.1%)
ļ¼ Better reporting data (62%)
Concerns:
ļ Cost (50.5%)
ļ Integration with current CAFM systems (50.5%)
ļ Training (34.5%)
ļ Data management (33%)
ļ Time (32.5%)
āNeed to support, educate & inform the industryā
BIM4FM Results
20. āThere is a perception that FM as a profession has been slow to engage with the
development of BIMā
āBIM must not be ignored by the FM communityā
Gareth Tancred,
Chief Executive Officer
BIFM

21. āI believe that FM are still getting to grips with BIM they have been a bit
bamboozled by the techies on this and cannot see the woods through the trees.
Thatās why Government Soft Landings is so important as this is the process that
really interlinks with BIM for FMā
Deborah Rowland
Head of Facilities Management Policy & Strategy,
Government Property Unit

22. āAwareness, Acceptance, Actionā¦For FM I believe we are still firmly in the
awareness phase, and there is lots of work still to be done to reach a full level of
awareness of the potential benefitsā
āvarious industry bodies and especially the BIM4FM group need to focus on raising
awareness.ā
āThe other thing that I think may be holding us back is the lack of standards and
standardisation within the FM industryā
Kath Fontana,
Managing Director,
BAM FM
Industry Views
23. āRemember BIM is not just a 3D model with information embedded; it is the
information and the result of the useful data that is generated and more importantly
transferred that FMās will benefit fromā
Jo Harris ,
Sustainable Buildings Group

24. āOne concern I have with the use of BIM in FM is keeping the model liveā¦.I struggle to see the return on
investment in this sectorā
(Maintenance Manager, Tesco)
āinformation is knowledge when it is accurate and up to date. Keeping records up to date can however
become a low priorityā
(Gordon Parker, Coretex Int)
āClients need Vision - Only last week I was sat with one of our large retail clients who stated 'Frankly I
don't care if our contractors use BIM or not - get me my completion certificate on time, but what they
use in this process I don't care.ā ā
(Martin Ward, isite, Styles & Wood)

27. ļ¼ Collaboration
ļ¼ Full asset management data
ļ¼ 3-D modelling to assist in modifications
ļ¼ Improves (re)tender accuracy
ļ¼ āEnsure value is achieved in the operational lifecycle of an assetā
GSLs achieved in the operational lifecycle of an asset
Key Benefits 2FM
28. The BIM agenda will only gain greater ground if
ļ§ FM professionals need convincing of the cost and service benefits
ļ§ Key message of the benefits of alignments between design & construction to
the building end users.
ļ§ Greater long term strategic visioning of lifecycle/asset management & less
focus on the data to day issues.
ļ§ System integration to existing (& utilised!) CAFM systems.
ļ§ The fact, there is no alternative!
