Blu Diamond Capital is a real estate development, construction and advisory firm providing public-private transaction

Project consists of fifteen parcels recently entitled; completing Design Review Board and pre-construction site work. Responsible for staff working on
community outreach efforts, consultant team of legal, communications, and design professionals. Managed teams of consultants, ensuring
coordination between disciplines and field staff. Participated in permitting process for all disciplines and subsequent meetings [e.g., DWP electrical
and water issues]. Managed the soils, civil, architectural [building and landscape], mechanical/HVAC, electrical and traffic engineering plan

 60 luxury condominium units
 12,000 sf commercial retail
This proposed mixed-use residential and commercial project consisting of 60 luxury condominium units, 12,000 square feet of retail and five levels of
subterranean parking. The project will consist of one five-story residential building over subterranean parking and one seven-story building with six
floor of residential over ground floor retail. Both buildings will include five-levels of subterranean parking.

 3.2 acre site
The site is currently used as a commercial retail site leased to Ross Dress for Less store. Proposed zone change with modification from existing
Ordinance designating site for 216 congregate care dwelling units to 300 market rate units.

Grosvenor Industries is a worldwide investment company, currently developing the Yellowstone Preserve Project - a master planned

 Working with the existing corporate structure to guide the Yellowstone Preserve Project through the current planning,
entitlement, and permit phase.

Oxman Development is a real estate investment company. The company’s corporate office in Las Vegas, NV oversees projects
throughout Nevada and California.
 Entitling 100 market rate single family homes and 62 unit affordable town homes in the Coachella Valley, California.
 Obtaining entitlements, TTM, GPA, and COZ to final maps for projects in Riverside County and the City of Coachella,
California for two investments groups for affordable and market rate housing.
HOLLY HILLS DEVELOPMENT Hanford, CA
Holly Hills Development is a regional builder/developer servicing California’s central valley, southern California and San Antonio Texas
markets. Projects included; auto mall, single family homes, and blue top lot development marketing to national builders.
 Master Planned a 1200 unit mixed use project in Hanford California.
 Provided oversight for sales, marketing and land acquisition.

Ashbrook Homes is a regional builder/developer building market rate homes and blue top lots for sale to National builders

NEWPORT COAST CAPITAL MANAGEMENT Palm Desert, CA
Newport Coast Capital a local builder developer for the Palm Springs area. Built two exclusive projects, one being a high end lots
sales program in the Mission Hills Country Club, the other project a very high end single family in Palm Springs.
 Rancho Mirage, CA: Westgate Project - 30 estate lots built within Mission Hills Country Club.
 Palm Springs, CA: Alta Project - 66 single family homes in $2-3 million range.

Owners’ representative to build a single family estate in the Eldorado Country Club for the Siegfried Family, owners of the NORDAM
