• DuriŶg the ŵoŶth of Septeŵďer ϮϬϭϰ the projeĐt aĐtiǀities are progressiŶg. The ǁorks for the superstruĐture
activities are continuing although the overall delays to the project remains. The core walls cycles as well as the slab
cycles both of which are averaging (6) days.
• EdžĐaǀatioŶ ǁork has stopped due to a seepage eǀeŶt that oĐĐurred oŶ ϭϳ Septeŵďer, that Đaused floodiŶg iŶ the
area of section DD.
• The MEP ϭst aŶd ϮŶd high leǀel serǀiĐes, MEP risers aŶd proǀisioŶ for floor aŶd ǁall serǀiĐes are oŶgoiŶg. The
progress has improved and the delays will be mitigated by the end of October 2014.
• The fiŶishes ǁorks iŶĐludes; ďloĐk, plaster, paiŶt aŶd ĐeiliŶg are oŶgoiŶg.
• The Lift ǁorks has started iŶ the loǁ zoŶe, ŵed zoŶe aŶd high zoŶe.
• FaĐade ǁorks; StiĐk ĐurtaiŶ ǁall at ďalĐoŶies ĐoŶtiŶues ďLJ ALICO iŶ Ϯϯ floors ĐoŶĐurreŶtlLJ, hoǁeǀer, the uŶitized
curtain wall system is delayed. Also the glass panels test is still behind schedule.

comments to ATC during the month.

• ATC ǁas iŶstruĐted to proĐeed ǁith proĐuriŶg the Bus Bars aŶd LV PaŶels.
• SH&E reŵaiŶs a foĐus area of iŵproǀeŵeŶt, hoǁeǀer, the projeĐt ĐoŶtiŶues ǁithout LTI.
• The keLJ risk to the projeĐt reŵaiŶs the laĐk of reǀised IFC doĐuŵeŶts for all leǀels that is peŶdiŶg froŵ the desigŶ
consultant and will impact the authority packages for approval. Moreover, there is a risk of seepage from the
existing diaphragm walls. Focus also should be given to finalize all the pending nominations to avoid any potential
delays.

Construction Progress Construction Progress
• There is potential delays in the structure at Level 62 (Mechanical floor)
as ATC from the Engineer point of view will not be able to achieve the
planned cycle (8 days) because the width of two wing walls will increase
and thus the slip form will require reconfiguration. Also the double height
(5300 mm) will require 2 pours to reach the full height.
• The structure completion date was slipped 6 calendar days and ATC
has to mitigate such delays in the forthcoming floors.
• A solution has to be proposed for the diaphragm wall in order to
continue the work in Zone B.
• REMCO has to increase the allocated labors and supervisors. Also ATC
has to increase its MEP supervisors in order to follow up and expedite
REMCO progress.
• REMCO has to provide the partial and full clearance to commence the
plaster and ceiling work on time. Also the electrical risers work has to be
improved.
• Paint (primer & stucco) and ceiling progress to be imporved by ATC.
• ALCIO has to improve the curtain wall installation.
• Clearance for sequencing of work to be done to avoid NCRs and
stoppage of progress.
• ATC to expidite the progress of Substation's finsihes and MEP works.
Schedule Progress
• ATC has to detail the external facade and lift work packages in order to enable
the Engineer to monitor and control these packages.
• The Engineer is insisting on adding sufficient details for MEP works in the
program in order to be able to monitor the MEP package.
• The overall delays till end of September 2014 is 182 days due to the delay in
nomination of facade light package, however, the Engineer is of the view that
the facade light nomination will not affect the project completion date, as the
light fixtures will be installed before the project completion, which means there is
sufficient time for procurement and engineering.
Structure
•The Slabs were poured up to level 36 and core walls were poured
up to level 38. The stairs were poured till level 28.
• The average cycles are 6 days for core walls and slabs.
• The work in zone B was suspended due to the seepage event.
However, secant piles breaking is going on in section BB
progressing 81% complete.
MEP
• MEP High Level works are progressing in levels B5,B4,B3,B2 and
6 till 31.
• MEP concealed works are progressing from level 6 till 24.
• MEP risers- HAVC are progressing from level 6 till 22.
• MEP risers- Fire Fighting are progressing from level 6 till 18.
• MEP risers- Plumbing are progressing from level 6 till 31.
• MEP risers- Electrical are progressing from level 6 till 19.
• MEP ceiling clearance are progressing from level 6 till 9.
Finishes
• Block work is progressing from level 6 till 29.
• Doors sub frames and plaster works are progressing from level 6
till 22.
• Paint work is progressing from level 6 till 14 and false ceiling
started in level 6.
External Facade
• ALICO started the installation of Stick frame curtain wall for
balconies from level 6 till 28. Also the brackets for Unitized system
and balcony balustrade started from level 6 to 8.
Lifts
• Toshiba started the preliminary works and separator steel beams
in the low, med and high zones.
Garbage Chute
• Garbage Chute mock up was done at level 6.

• PT shop drawings for levels (64-84) are under ATC review in order
to resubmit it again to the 3rd Party for approval.
• The LV shop drawings are ready for submission to DEWA,

further with drawings submission for review.
• ATC continues preparing the shop drawings for false ceiling.
• AECOM is preparing a proposal to have a permanent solution to
the diaphragm wall.
• ATC is preparing the fabrication drawings for the secondary steel
structure of level 5.
• A proposal for balcony rain water risers was submitted to Damac.
• Approval has been obtained for FF and FA of level 5 from Civil
defense and DM.
• AECOM is working to provide Zone B's de-strutting sequencing.
• Material submittal for intercom system, MV switch gear, generator
and laminated Glass for Balcony Partition were approved.
• DAMAC advised that the decision is to proceed with stone
cladding and a sample sent to ATC.
• An instruction was given to ATC to proceed with procuring the Bus
bars and LV Panels.
• The purchase order issued for Corridors tile.
Quality Assurance and Control
• 98 NCRs were issued to date and 85 of them are closed.
• 8 NCRs were issued during this month.
Commercial Status
• The flooding delay events are still under review by 3rd party. No
action is possible on ATC's claims until such time as the EOT
decision is reached.
• Variations submission, assessment and approval continues.
• AECOM asked ATC to submit the PI insurances.
• Payment Certificate (IPC) for August 2014 is under review.
Procurement
• RME has to release the Steam and Sauna package.
• DAMAC has to finalize the nomination of façade light.
• DAMAC to re-nominate the sanitary wares package.
• ALICO to provide the factory production progress report showing the status of
fabrication and the expected delivery dates.
• ALICO to expedite the delivery of Cladding Panels and Unitized Curtain Wall
System.
• REMCO has to issue the purchase order of the Bus bars and LV Panels.
Quality Assurance and Control
• ATC has to improve the quality of concrete works.
• ATC has to give the structural clearance before the commencement of
MEP works.
• ATC to improve quality of submittals to avoid ,multiple re-submission.
Procurement
Commercial Status
• Final concluded report of flooding events has to be issued by DAMAC in order
to enable Arabtec to issue a revised clause 14 that will reflect the new
completion date.
• Processing of agreed variations.
• Processing of contractor IPCs in line with the contractual time frame.
• ATC issued the Target Completion Programme - Rev 3 and it is
under the Engineer's review. The comments will be issued to
Arabtec by 2nd week of October 2014.
Health, Safety and Environment
• More work has to be done regarding the overhead protection.
• House keeping needs improvement by ATC.
• Excavation at sections B-B and D-D is a high risk activity.
• Water Seepage at section DD and BB has to be monitored closely.
• ineffective pest control in the project site offices.
• Emergency escape route from level 27 to level 30 is inadequate.
• More work has to be done to control the dust of Garbage Chute.
•10 site observation were closed during the month of September
2014 and 2 notices were issued.
• Number of first aid cases in September 2014 was (2) and (3)
cases were recorded for near misses and (0) cases for LTI.
• 308 orientation for new hires and 195 tool box talk were done
during September 2014.
Engineering
• PT drawings for levels (64-84) has to be resubmitted by ATC for review.
• Ramboll to provide updated drawings considering the missing electrical points
for level 43 and above.
• ATC to issue fabrication drawings for secondary steel structure for P5.
• AECOM to prepare a proposal to have a permanent solution to the diaphragm
wall.
• AECOM to propose the sequencing of de-strutting for Zone B.
• Ramboll to update the RCP plans considering the existing MEP provisions and
the bulkhead dimensions for levels 6 till 38.
• Arch and MEP design drawings (IFC) for Fendi floors from Level 43 to Roof
has to be finalized.
• ATC/ALICO to advice about the slab edge clashes with the façade various
upper levels.
• Pool designer's full design package to be issued in order to allow DAMAC to
proceed with the nomination.
• Emaar NOC has to be obtained in order to enable the submission of LV
drawings to DEWA. The Renewal of design NOC can't be obtained without
Emaar NOC.

• Risk: Delay of -182 days
• Driver: Late of Nomination of Façade Light
• Mitigation:
• The Engineer is of the view that the facade light
nomination will not affect the project completion
date, as the light fixtures will be installed before
the project completion, which means there is
enough time for procurement and engineering.
• However, it is recommended that the client to
expedite the nomination to avoid any risk to
coordinate procurement with other parties.
• Risk: Delay of -144 days
• Driver: Procurement of Bus Bars and LV
Panels
• Mitigation:
• An instruction issued by DAMAC to ATC to
proceed with procuring the Bus Bars and LV
Panels. The LPO will be issued during the month
of October 2014.
• On the other hand DAMAC/AECOM are working
to get the NOC from Emaar in order to seek the
design NOC from DEWA.
Analysis run on 30-September-14
• Risk: Delay of -51 days
• Driver: Delay in Curtain Wall Installation
• Mitigation:
• The design of secondry steel structure was done
by ALICO.
• ATC to submit the fabrication drawings to the
engineer for approval.
• Unitized panels will be delivered to site by 21-
Oct-14.
• Risk: Delay of -50 days
• Driver: Chilled Water Pumps
• Mitigation:
• On the basis that the chilled water pumps will
contribute in producing wild air so that the delay
in submission the material submittal affected the
delivery date to site and thus affected the
commencement of wild air operation. However,
the pumps are approved and the purchase order
will be issued during August 2014.
• The Engineer is of the view that the wild air is a
vague issue so that Arabtec has been instructed
many time in the weekly progress meetings to
plan the wild air operation to allow the fit out
work start and submit a proposal for review,
however, ATC stated that the term ''wild air'' is
not in the contract.
