  1. 1. rpsgroup.com Environmental Planning and Assessments Current Environmental Planning Policy (as part of the National Planning Policy Framework), requires that all developments where there is the potential for land to be affected by contamination, undertake an assessment to determine whether the site is suitable for the proposed end use and identify any need for further work e.g. soil or groundwater sampling. In order to fully meet the requirements of the planning process, an assessment of the contaminant linkages (i.e. any ‘pathway’ from a 'contaminant' source to a ‘receptor’) and an associated conceptual model is required. RPS is involved with hundreds of desk studies and site assessments every year to satisfy these requirements and ensure that the potential risks associated with contamination are acceptable. This includes the identification of any other environmental issues at an early stage, minimising any impact to development plans, and avoiding unnecessary delays e.g. flood risks, asbestos, sustainability, ecological and archaeological issues. Where further work is required, RPS ensures that this is provided in a cost effective and commercially focussed manner in order to support the project moving forward. These reports can also assist in demonstrating good due-diligence and frequently assist with future onward sale. RPS has been involved in both single site developments and portfolios ranging across various sectors, including: residential housing stock, commercial offices and hotels, industrial sites (e.g. engineering works, garages and gas works), landfills and general brownfield sites. RPS has over 40 years experience in the contaminated land sector across the UK, providing commercially robust advice to developers, legal advisors, surveyors, investors and property agents. In addition, RPS is a panel advisor to all major high street banks and our assessments meet their internal risk procedure for securing lending.
