We talked with people that are taking care of small housing companies. In average it takes couple of hours per month to deal with all paperwork, beside the meeting with members of board and if there is no renovation running.
These people don’t feel the problem as a migraine. They might struggle with a few difficulties in the beginning, but it become easier later.
So small housing companies mostly can do everything by their own, it is good, isn’t it?
Here comes the downside:
Responsibilities.

So it takes a lot of time and effort to keep up with new regulations, laws that should be obeyed. He must remember to do everything on time, whether that is snow cleaning, bookkeeping or paying salaries to contractors. How do his neighbors trust him, is he doing everything correctly? Renovations.
Taking into account renovation, small housing companies experiences lack of technical expertise. Some of them might do everything without professional help, then they are facing problems with planning renovations, tendering subcontractors, tracking renovations, etc.
In house changes.
Changes inside apartments should be coordinated with isännöitsijä by law. In some cases that is inconvenient and might cause problems in relationships between neighbors.
