SITE AND BUILDING CONSTRUCTION SUMMARY
SITE:
Flat site, minimal grading. May require over-ex
& recompact. Assume adequate utilities to site.
Manage stormwater with vegetated swales
and bioretention basins, rain gardens and 2500
gallon rainwater cistern. Trash enclosure for 2
bins to be CMU walls and steel gate – location
TBD.
STRUCTURES:
Foundation: 4” slab with “Chapter 23”
(conventional construction) turn down footings,
WWF in slab. May require over-ex & recompact.
Avoid PT slab if possible. 1” EPS perimeter
insulation to 12” below grade. Clear urethane
sealant on standard grey concrete as finish
floor.
Walls: 2x6 @ 24” oc, ½ OSB sheathing, foam-stucco system
with building paper moisture barrier. Liquid applied sealant
at corners, top plate and bottom plate as air barrier. ½ Gyp
interior with spray-on cellulose insulation
Loft Floor: 2x8 joists at 24 OC, 2x6 T&G construction grade
spruce floor as finish floor with urethane finish.
Stair: 2x10 select structural treads and finish stair. MFD tread,
painted. 2x4 and gyp pony wall handrail and loft guardrail.
Finishes: All paint, adhesives and finishes will be Low or No
VOC
Roof: 2x12 rafters at 24 OC with ½ OSB sheathing, netted
and blown in fiberglass insulation. High albedo TPO roof
mechanically fastened. 5/8” gyp ceiling.
HVAC: Mini-split system with two wall mount
fan coil units, single ground mounted
compressor. Direct condensate to
landscaping.
Elec: 100amp service with exterior
unit-mounted meter panel. Single 200amp
panel mounted at Community Space.
LANDSCAPE:
Combination of low water native plants and
trees, including fruit trees and edible
perrenials. Standard low water irrigationnd
laundry-to-landscape grey water system.
Analysis to be done to see if property can be
irrigated only with rain and greywater. Provide
power and water to community garden area.
