Real estate sales in Boulder County were down 3.7% in October 2017 compared to October 2016. While housing inventory increased in the first half of the year, it has leveled off and declined slightly since June compared to the previous year. Over 40% of single family homes on the market were under contract by the end of October. New housing listings and homes going under contract have followed trends from previous years. Through October, home sales in 2017 were down 6% from 2016 and 16% from 2015.

general trend of previous years.

consistent with past years.

8. My View of the Market
Current Trends in the Market:
Although inventory increased during the first half of the year we have
begun to see a normal decrease of inventory since July. It will be
interesting to see if this decrease continues through the Winter following
the same trend we have seen consistently over the past couple years.
With year-to-date sales down 6% from 2016 and 16% from 2015 as well
as an increased number of price reductions and a longer time on market
we have seen a shift to more of a neutral market from the strong sellers
market that Boulder County has experienced in recent years.
With sales down, signifying a decrease in demand, and homes staying
on the market for longer, signifying an increased supply, we have seen
price appreciation begin to slow.
