Sales of real estate in Boulder County, Colorado were down 11.1% in August 2017 compared to August 2016. While 2014 saw high sales, 2015-2017 have shown declining inventory, with inventory first increasing in early 2017 but then decreasing over the last two months. At the end of August, 36% of active single family homes were under contract, indicating more homes available than earlier in the year. New listings and homes going under contract have followed trends from previous years in recent weeks. Through August, sales were down 6% from 2016 and 15% from 2015.

Although 2014 may appear to be an outlier on this graph it
was actually the “normal” before 2015. In the first half of
2017 you can see inventory was increasing over the
previous year but in the last two months that trend has
seemed to revert to decreasing inventory staying
consistent with the general post 2014 trend.

8. My View of the Market
Current Trends in the Market:
Although inventory increased during the first half of the year we have
begun to see a decrease of inventory over July and August. It will be
interesting to see if this decrease continues in the fall following the same
trend we have seen consistently over the past couple years.
After seeing homes stay on the market longer as well as experiencing
price reductions we can begin to see the shift to a neutral market from the
strong sellers market that Boulder County has experienced recently.
Price appreciation has slowed in comparison to earlier years as a result of
an increased supply and decreased demand.
