5. Plan Concept
Here’s the big picture.
› tilize and maintain as much of existing structure as possible, but update it to

meet the needs of your lifestyle, and also keep pace with current housing trends
and demands (master suite, main floor laundry, etc.)
› aintain existing window locations wherever possible, keeping in mind window

depths/sizes/styles can be altered.
› emove existing family/sunroom and back porch/entry to make way for a new

southern addition.
› dd on a new living area with full basement, re-orienting the house so the front

elevation now faces east toward the farmstead (not north toward road.) Tie into
the existing roof with the same roof pitch and gable style.
› reate foyer and formal gathering space separate from the more casual “lived in”

areas to maintain privacy. The existing back porch area becomes the front and
main entry. Visitors will intuitively come to the front door, since the “back” door is
out of sight from the circle drive.
› reate porches on the front (E) and back (W) of the house to extend the living

area, maximize views to farmstead and landscape, and protect the interior rooms
from the driving afternoon sun. (Porch could also wrap around the south end of
the house, if desired. Final location of barn/shed might influence this decision.)
› ocate service entrance/mudroom in close proximity to existing detached garage.
