行政程序約1-2個月
需要支付的費用有哪些?
• 公證費:依房屋售價而訂,約為二千~三千五百歐元之間(以房屋售價五
萬~五十萬歐元為例)
• 仲介費:買家支付房價1.5% 到4%(+22% VAT),無仲介則免
• 稅金:包含增值稅、登記稅、移轉稅及地籍稅,依賣家屬性、是否為首購
屋等條件影響,金額將有所不同,最低為一百歐元+地籍價值之2%,最高
600歐元+房屋售價之22%。
購買
• 應付之稅金包含單一市政稅(IUC)及所得稅(IRPEF),金額將依據持有
人是否申請居留、是否登記為住戶、以及該房屋是否為首購屋而有所調整。

What are the fees which buyers should afford? 購買 To buy 公證費:依房屋售價而訂,約為二千~三千五百歐元之間(以房屋售價五萬~五十萬歐元為例) Notary fees:depend on the sale price, usually between 2000 to 3500 euro(for house selling price between 50000 to 500000 euro) 仲介費:買家支付房價1,5% 到4%(+22% VAT),無仲介則免 Agency fees:for the buyer range from 1,5% to 4% (+22% VAT), don’t have to if without agency 稅金:包含增值稅、登記稅、移轉稅及地籍稅,其金額依賣家屬性、是否為首購屋等條件影響而有所不同。最低為一百歐元+地籍價值之2%,最高600歐元+房屋售價之22%。 Taxs:Including VAT, registry tax, transfer tax, and cadastral tax, the amount varies according factors such as attribute of the seller and is the property a primary house. The lowest is 100 euro + 2% on property cadastral value, the highest is 600 euro + 22% on the sale price. 持有 To own 應付之稅金包含單一市政稅(IUC)及所得稅(IRPEF),金額將依據持有人是否申請居留、是否登記為住戶、以及該房屋是否為首購屋而有所調整。 Taxes liability including Single Municipal Tax(IUC) and Income Tax(IRPEF), the amount vary according to whether the owner has applied for stay permit, and has applied for residency, and also vary whether the property is considered “primary home” (prima casa) or not.
  7. 我們給您的建議 Our advices for you 您所支付的購屋金額,務必與契約上之金額相符 The sell price you pay, must match the price on the contract. 若您不會說義大利文,簽定合約時建議有翻譯員陪同 If you do not speak Italian, we suggest to have an interpreter with you while signing the contract 在簽署「初步協議」之前,切勿簽署任何文件或支付訂金 do not pay any deposit or sign any documents before the “compromesso” 雖無硬性規定,但為確保您的權益,強烈建議簽定「初步協議」Although it’s not mandatory, but to protect your rights and interests, to sign a “compromesso” is strongly recommended 聘請律師做為您額外的保障,以確保公證人確實釐清土地/房屋之權屬 Hire lawyer as an extra guarantee, to assure the notary really make it clear of all liabilities of the land/ house. 請專業的建築師或測量師為您鑑定屋況 To have professional architect or geometra to inspect situation of the house.
