When a person loves their work it is palpable. As a full-time agent, Liz brings
energy and passion to work each day and to the success she creates for her
clients.
Originally from Marina Del Rey in Southern California, Liz has lived in Santa
Cruz since 2002 and considers the Bay Area one of the best places to call
home. After spending her early career in risk management in the insurance
industry, Liz quickly fell in love with real estate. She is honored to be in a
position where she can help people realize their real estate goals in this
spectacular corner of the world.

When we list your home in the MLS, there are three phases of Buyer attention.
First, we have the buyers who are aggressively looking to buy a home. These are buyers who must move and are so ready to buy, that they are calling their agent at the first sign of a new home on the market. These are the Buyers during week 1 & 2.
Second, we have the Buyers who are looking but more casually. These are the Buyers who are on drip campaigns and get emails from their agents. It can take a few days for them to even see they have an email from their realtor, so they usually will see the house during week 3 and even 4.
Finally we have the new Buyers. These are people who just thought about buying a home and meet with a realtor for the first time, have a consultation and will see not only your home but 5, 10, maybe 20 others.
So you now understand why it is so important for us to price correctly in the beginning…we have to capture the buyers who are ready and frantic for new homes on the market. I’m sure your last agent you interviewed explained this to you this right? No? Well, I do, as I like my clients to be fully prepared.
We’ve been able to say with great certainty, after tracking real estate transactions for 30 years, that if a home does get showings but no offers in the first 3 weeks, a quick 3 to 5% price adjustment will create additional value in the eyes of the buyers and most likely result in an offer. If, however, we do not get any showings in the first 3 weeks, then the buyers are sending a clear message that we overpriced. It might take a 7-10% adjustment in order to create value. Why? Because we are so high that they see no value at the price…it takes that much of a reduction to light the fire.
