The Preparation
Preview property. Prepare a detailed property description. this enables us to prepare the most
effective brochures possible to market your property.
Photography. If a picture is worth a thousand words, we think good pictures of your property are
worth thousands of dollars.
Prepare a market analysis and pricing strategy. One of the many ways we help you to arrive at a
fair price for your property is to look at the prices of similar properties in your area that have sold as
well as the current competition. We provide statistical data such as average sales-versus-list price
percentages, average length of market time, seasonality of sales, location demand and a host of
other factors that will help you arrive at the best market price for your property.
Offer Suggestions to maximize your salability. Sometimes small changes make a big impact.
Through our vast experience, we will give you advice on how to put your property in the condition
it needs to be in to get a maximum sales price.
Discuss financial options. Some of the offers you
entertain may contain terms other than cash. We
can explain how sometimes being creative and
considering other options may be to your benefit.
17. The Preparation
Gather all pertinent documents. These include floor plan, survey, deed restrictions, covenants,
association declarations and by-laws, leases, property disclosures and more. We don’t wait until
a contact comes in to get ready. We pull them all together in advance and have them readily
available in our listing binders, so we don’t have to rush you when we have an interested buyer.
Prepare an inventory of furnishings. If you include any furnishings with the purchase,
we’ll complete an inventory for you. For contract purposes, having an inventory eliminates
misunderstandings.
Review Leases. If there is a long lease or nightly rental reservations are booked on your property,
we coordinate with the tenants and property management company to determine occupancy or
move out clauses as it affects the sale and possession. We then coordinate showing arrangements
directly with tenants and guests.
Obtaining mortgage information. We will know if your loan is assumable, and we will receive an
approximate payoff. We will also provide you with an estimated Seller’s Net Proceeds Statement
based on this information, at your request.
Procuring Seller’s Disclosures. These are
required by the State of Florida and will
be your representation to the potential
buyer as to the condition and the size of
your property.
18. Preparing a listing book with all documents intact. We prepare a special binder, which is
tabbed for every important aspect of the listing process. Our checklists and system ensure that
nothing gets missed.
Making extra keys. We always keep a spare in our office to give access to agents, appraisers,
inspectors, and other professionals required.
Install electronic lockboxes (when appropriate). Our lockboxes provide maximum security
for our Sellers.
Placing a yard sign and installing a 24 hour hotline rider. When signs are permitted, we
attach a 24 hour hotline rider that allows buyers to obtain access to the pricing details of your home.
Handling all showings with care. We call you in advance for all showings and will work around
your schedule if you have specific instructions about the showing of your home.

Be Wary of Overpricing— Here’s What Happens:
The wrong prospects look at the property, if any at all. People not only buy in price ranges,
they also look in price ranges.
Cooperating Realtors don’t want to lose creditability with their buyers by showing
overpriced listings.
Cooperating Realtors know from experience that fair offers on overpriced properties are
often rejected.
Buyers are often embarrassed to make offers considerably below the list price.
The property may become overexposed and shopworn. Cooperating Realtors and
potential buyers begin to assume there is something wrong with the property.
Even subsequent price reductions do not regain the lost market. Many qualified buyers
who inspect overpriced listings decide at that point to eliminate the property from consideration,
now and in the future.
When buyers see that a property has been on the market for a long period, they assume they can
get a bargain. Extremely low offers are likely.
Overpriced properties help sell those properties which are more competitively priced.
While overpriced properties may eventually sell, they usually sell for less than if they were
priced competitively priced when first offered for sale.

fast sale at an attractive price:
As buyers approach your property the first time, impressions are formed quickly.
Paint house- This can do more for sales appeal than any other factor.
Yard- Remove all toys, garbage, garden tools, and other items from view.
Mow lawn and keep edged.
Close all garage doors.
Put colorful flowers in the front of house.
Often, while waiting to be let in, the first thing a buyer looks at closely is the front door.
Put new paint on the front door.
Buy a new doormat.
Ensure that there is plenty of lighting.
Sweep or vacuum floor.
Stack items neatly against walls.
The kitchen is often the most important room in the house. Make it bright and attractive.
Put a vase of fresh flowers on the table.
Replace curtains or clean existing ones.
Remove appliances from counters.

The Negotiations— What Happens When an
Offer Comes In?
Through more than three decades of experience and over 2,000 families served, Marta and Neil
DuPree, their buyer specialists, and the Keyes Company have a wealth of experience and strength
to bring to the negotiating table.
Here is what we do you when offers are submitted on your property:
Qualified and counsel serious Buyers and their agents towards a decision and provide
answers to countless questions or technical matters.
Evaluate and offer an objective, third party opinion when contracts are presented.
We will highlight the positive and negative aspects of the contract and make specific
recommendations for structuring the contract in your best interest.
Advise that, as long as there are contingencies remaining on your contact, with your
permission, we will continue to show the property. We always look to bring in a backup offer
whenever possible.
36. Under Contracts
Now That You Are Under Contract
The Seamless Transaction... here are some of the steps we take during
the “under contract” process:
• We confirm that the earnest money has been deposited in the escrow account.
• We deliver condominium declarations and by-laws or Home Owner Association documents to the
Buyer or their agent.
• We follow up by mail with original contracts for signature by all parties, when required or requested.
• We coordinate with the Buyer’s lender regarding loan approval process and time scheduled.
• We ensure appraisals and necessary surveys have been ordered in a timely manner.
• We obtain a pre-qualification or loan approval letter from the Buyer’s lender.
• We arrange access with the appraiser.
• We deliver signed Seller’s Property to the Buyer for acceptance. We also handle Lead-Based
Paint Disclosures and other necessary documents as required.
• We schedule the property inspection and negotiate items that are requested. We obtain
estimates for repairs that are necessary. We also coordinate mold inspections and mitigation
when necessary.
• We negotiate any personal items that may be included, such as furnishings, and prepare an
inventory to be attached to the Bill of sale at closing.
• We negotiate the transfer of any applicable Club Memberships.
• We review your settlement documents prior to closing and coordinate actual closing
arrangements, utility transfers, key transfers, etc.
• We coordinate final inspections.
• We consult with you, the Buyer and the selling agent throughout settlement and troubleshoot
any potential problems in advance, or handle last minute complications.
