Q2 2019 - we continue to maximize margins;

GROSS MARGIN ON SALES 28.3 % + 2.9 p.p. YoY
NET INCOME PLN 55m + 151 % YoY
GEARING AS OF 30.09.2019 21.8 % + 24.4 p.p YoY

• Slowdown in residential market price increases compared to H1, with continuing
high demand;
• Macroeconomic factors in support of strong demand were low interest rates, low
unemployment and wage growth;
• Financial situation of buyers improved allowing purchase of larger, higher standard
units;
• Cash purchases, similarly to previous quarters, accounted for approx. 40% of sales
in Dom Development S.A.;
• Persistently high land prices reduce the overall number of transactions in the
market;
• Further stabilisation of prices of construction materials and services;

  • 5. 5 • Slowdown in residential market price increases compared to H1, with continuing high demand; • Macroeconomic factors in support of strong demand were low interest rates, low unemployment and wage growth; • Financial situation of buyers improved allowing purchase of larger, higher standard units; • Cash purchases, similarly to previous quarters, accounted for approx. 40% of sales in Dom Development S.A.; • Persistently high land prices reduce the overall number of transactions in the market; • Further stabilisation of prices of construction materials and services; 3.
