The following information is provided by top Palatine IL Realtor Corinne Guest, Managing Broker of Barrington Realty
Company. If you have any questions about Palatine and specifically the Palatine real estate market, reach out to her.
Palatine is located in Cook County in the Northwest Suburbs of Chicago.
The Village of Palatine was founded in 1866 and is now a thriving suburban
community. The city is about 30 miles out from Chicago. North of I- 90
Palatine sits on top of Route 14, a main Chicago northwest through- way
and is west of Route 53.
Palatine has an area of just under 14 square miles. Most of it is land with
less than 1% water. There are several streams running through what used
to be a wooded marshland. Palatine has several z ip codes but for
residences they are 60067 and 60074.
Palatine has seen rapid growth since the 1970′s and offers just about
anything residents could need. The first suburb style subdivision was
Palanois Park. Since the end of World War II a lot of new neighborhoods have been built. In more recent years the
downtown area of Palatine has seen some extensive regeneration. You’ll find new condo buildings, a new train station,
commercial expansion and garage style parking.
Palatine can best be described as a bedroom style communit. It’s a blend
of suburban with an urban feel to the downtown area. The Metra line station
in Palatine provides public transport to downtown Chicago. A location close
to the major roadways allows it to be a commuters residential area. Nearby
cities like Schaumburg, Libertyville and Elk Grove Village provide a wide
employment base too, with several Fortune 500 Companies.
What’s T he Palatine Real Estate Market Like?
If you want to jump in and search Palatine real estate, scroll down to find links
for homes by price range and popular searches.
Palatine is home to one of the largest condo markets in Chicagoland.
There’s also plenty of choices in town houses, new brownstones in the city center, single family homes of all styles,
ages and siz es. There are luxury homes in some of the younger subdivisions, especially those that are closer to
Inverness and Barrington.
For the most part single family homes in Palatine are located on standard builder lots. It’s rare to find half to 1 acre lots
but there are a few neighborhoods that offer them. Look in the Plum Grove neighborhoods for larger lot siz es. The
median price for single family homes is $400,000 and for attached homes $93,000. Palatine is still dealing with a siz eable number of foreclosure sales at the lower end of the market. This pulls the attached median price range down.
The downtown area is a place to find smaller ranches built in the 1950′s to 1970′s. Many of these do not have basements
as was the style when Palatine was growing. It’s also a great location for condos within walking distance of The Metra
Station. If you want larger single family homes look in the surrounding planned unit neighborhoods. These were built post
1970′s and created to provide residents with more green space, parks and close to schools for families raising children.
Palatine real estate has a luxury market, you’ll find them in the newer neighborhoods. There’s been quite a change in
some of the downtown areas, builders came in and demolished older homes when available and have built luxury
homes for those that prefer a downtown location. 4 and 5 bedroom homes up to $1.4 million can be bought in Palatine
with up to 6,000 square feet of living space. Few have anything larger than 1/3 acre lot but this appeals to many busy
2. households that do not want large lots to deal with.
