Let’s pretend that you are 30 years
old.
Let’s also pretend that you will
retire at 65.
Now, let’s pretend that you will
exit the earth at 75 – A mere 10
years after retiring from the grind.
Finally, let’s pretend that you need
$2K/month to live on.
You need a stash big enough to live
off of for 10 years (120 months).
How big of a stash?
$2000/month * 120 months =
$240,000
So how much do you need to save
per year? (assuming no growth)
$240,000 / 35 years = $6,857 per year.
Don’t worry. The goal is to get you
thinking about this now. The next
page has 2 simple Rules to get you
started.

8. Rule 1: You do not need a Financial Advisor for basic investing. Open up an
account with an Online Broker and invest your money in the S&P 500
index. Numerous studies have shown that very few advisors have been
able to beat the S&P 500 index over an extended period of time. If you
don’t believe me, do a quick search for yourself.
Rule 2: Debt to Income should absolutely never exceed 45%. Your Debt to
Income index is a great way to understand if you are over
leveraged. This measures what you owe vs. what you make. The banks
will let you have loans up to 45% of your debt to income. THAT’S
INSANE. Find a debt to income calculator online and get calculating.
Eliminate credit cards and loans. The less of a percentage, the more you
can put towards retirement.

Take a 15 year mortgage, not 30.
You will get a better rate and will save
yourself thousands, if not hundreds of
thousands, in fees. More MONEY goes
to principal allowing you to build

Put down at least 20%.
This will keep you from paying extra
Private Mortgage Insurance (PMI) and
will save you thousands in saved
interest.
Buy within your TRUE price range.
If you cannot afford 20% down and
the monthly payment on a 15 year
mortgage, you cannot afford the
property in the long run.
