Khai Shien Project Manager Sdn Bhd was incorporated
in 1990 after having established itself in Kuala Lumpur in
1957 as a service branch of its then parent company, Yuan
Limited, U.K, specializing in the fields of Construction
engineering. It became a public-listed company in 2000
and has been listed on the Bursa Malaysia since 2003.

Our Leader
YUAN KHAI SHIEN finished bachelor in Project Manager(degree) in Taylor’s university at
years 1970 and continue his master in UK Oxford university. After that he join Balfour Beatty
Construction Company in UK and learn to be a professional architect. About 3 years later, He
come back Malaysia and worked with SSY Project Manager Sdn. Bhd in Kuala Lumpur. He
left the company and found 2 friends Thierry Henry and Micheal Ballack to be his partner and
start his new journey to create a new company, Khai Shien Project Manager Sdn.Bhd. In
1990 they success to create Khai Shien Project Manager Sdn. Bhd and they to access
buisness. A few years later Sarah Juen start join as shareholders. They always provide good
service to fulfil the expectation of client. This company begin with a small office of 15 staffs,
and done about 25 completed projects slowly become a big company which contain over 5
professional Project Manager and many workers.

· Project manager to organize, plan, coordinate, control and monitor projects from
commencement to completion in order to achieve the highest quality and standards
within the stipulated time frame, optimal resource usage and budget
· Liaison with Government Authorities and Consultants for project implementation issue
· Ensure subordinate and sub-contractor understand and carry out work diligently with cost,
quality and safety in mind
· Monitor the efficient utilization of plant, labour and material for the project and report to HQ
top management.
· Prepares and review construction programme, physical & Financial ‘S’ curve, and submit
monthly to Client, Consultant and HQ top management.
· Assists in contract administration and management.
· Communicate with the customer regards the quality of works, system and process
approach. And attend to customer feedback & satisfaction.
· Liaises with consultants on all project matters
· Managing multi-disciplinary works within a project including handling project planning,
budget and cost control
· Responsibility to safety & health, environmental and quality system (ISO) implementation
· To lead and coordinate works amongst the project team, & to conduct meeting with
domestic/ nominated sub contractor.
· To analyse and certify the submitted monthly progress work performance report and
monthly material delivery and usage report to top management.
· To analyse, certify and propose sub contractor monthly payment to HQ.

Scope of Works

· Authorize to sign receive instruction from client & consultant.
· Authorize to liaison with LOCAL AUTHORITY, CLIENT & CONSULTANT on project
TECHNICAL & IMPLEMENTATION issue and system approach.
· Authorize to issue letter correspondence on behalf of company regards construction
technical issue, delay of works record, day work claims to client, consultant & sub-
contractor.
· Authorize to sign receive of materials delivery order prior to actual quantity receive by
himself. (prohibited to issue any material purchase order)
· Authorize to employed temporary labours for site daily duty prior to the approved
labour rate set by management.
· Authorize to order temporary machinery such as backhoe / excavator to carry out
urgent or emergency duty as instructed by management.
· Authorize to order small quantity of materials, stationary, and others in cash not
exceeding Ringgit Malaysia 1000.00 per bill, for any ac-hock reason. All this kind of
ordering shall then report to project director not later than one week.
· Authorize to issue NCR & goods delivery note for debiting sub contractor account due
to works delay, material purchase on behalf & penalty on safety issue. GDN shall then
deliver to HQ account department not later than 2 weeks.
