This paper examines modifications made by users to government housing projects in Kuwait. 86% of respondents indicated making modifications to improve functionality or aesthetics, spending an average of 15,000 KD. Most removed materials are discarded. Users suggested receiving unfinished units or loans to remodel. The author recommends allowing user participation in planning and design to better meet needs and avoid future modifications.

It is widely agreed that the concept of housing is very important to everyone’s quality of life and health with considerable significance in economic, social, cultural and personal sections of life. Despite the seeming progress that has been achieved in urban cities of developing countries on building practices, provision of affordable housing is still a challenge. This paper is aimed at deeply analysing these practices, like land-use policies, land-use regulations, high cost of land registration and titling, bureaucratic and drawn-out approval processes, architectural design styles and clients’ tastes, construction methods and seeing how they are barriers to the provision of low-cost housing in urban cities with Nigeria as a study area. But to adequately address the hindrances these building practices pose in our urban cities, the study recommended the need for periodical reviews of various Nigerian Housing policies, creation of generally accessible and well-managed mortgaging and house financing schemes, call for accountability and integrity on the part of quantity surveyors and contractors, encouraging the use of locally found construction materials and funding research of finding cheaper alternative methods of construction and ultimately the need for architects to concentrate on cost-efficient and functional designs.

Housing investment has been considered as a major contributor to economic growth with many social and economic benefits. This research work was carried out to evaluate the impact of Government Assisted Housing Programmes (GAHPs) in Bauchi State. The methodology employed were Oral interview, Self-assessment, Checklist and Questionnaires. Two target groups were considered for this research: the first group was construction professionals such as Architects, Engineers, Quantity surveyors, Builders and Service Engineers involved in the construction of such housing programmes, while the second group was family heads/occupants of government housing programmes. The research was conducted using completed Tambari housing estate and 1000-units of two bedrooms semi-detached / three bedrooms under construction at Dungal as case studies. The information obtained from these case studies were analysed using relative index, linear correlation, regression and one - way ANOVA (Analysis of variance). The research revealed that the first five critical impact of housing programmes were employment for skilled and unskilled workers (RI = 0.77); increase demand for building materials market (RI =0. 75); Generates income and employment in a number of related /non-related industry (RI = 0.75); increases income to land owners due to compensation paid for land acquisition (RI=0.74) and attracts infrastructural facilities to such localities (RI = 0.72). It also revealed that most of the respondents were satisfied with the impact of GAHPs within their vicinity.

This qualitative study argues that ongoing occupant involvement in housing design, construction, and maintenance processes leads to more appropriate buildings that can sustain their usefulness while undergoing change over time to adapt to dynamic user needs. This is demonstrated by the documentation of the design of a house in Bushbuckridge, Mpumalanga, South Africa that uses Open Building (OB) principles so that the house adapts to the changing needs of the family and maintains its intergenerational value. This project centres on the occupant, not only at the outset with initial consultation but also throughout the lifetime of the project, as the house design is deliberately flexible and aims to allow many authors to participate in its future adaptations. Based on this worldview, we use the following tools: a literature review on OB, an OB analysis of low-cost housing in general, and an analysis of the proposed design project. We compare low-cost housing projects using four OB principles: 1. how the project involves the occupant’s agency to build; 2. how the project separates its elements to facilitate this agency; 3. whether the project focuses on providing a housing product, or a housing process; and 4. how sustainably the delivered structure can accommodate the occupant’s current and future needs. The paper illustrates these OB principles in the design of a low-cost, rural house project in Bushbuckridge to show that they also have value for the architecture at a small scale, and how a house can be designed to ensure that it adapts to the changing needs and creativity of the occupant. The paper concludes with the implications that OB principles have for the design process. The process no longer consists of a simple sequence that separated design and construction and ends with a housing product. Rather, the design and construction focus on delivering a building process that the occupant can take ownership of, and sustain over the lifetime of the building.

Impact of Climate and Environment Changes on the Sustainability of the Coastal Areas: The Case of Ain Sukhna, Red Sea, Egypt This paper investigates the impact of climate and environmental changes on the sustainability of the coastal area of Ain Sukhna, Red Sea, Egypt. Ain Sukhna sea shores and Galala mountain region have witnessed rapid change and modifications during the past 50 years. Climate changes are expected to impact this area through the increase in the amount and intensity of rainfall and the rise of seawater tides. Modifications applied to the topography of the mountains through grading and levelling are spreading excavation debris on the sides of the mountains creating a new hazard if swept away by the rainwater. The paper analyzes the design and construction of the coastal and mountain developments and assesses their capacity to withstand these changes. The negative impact of these changes is not only ecological but also physical and socioeconomic. Climate change impacts are becoming more instantaneous and intensified. Place-based strategies for reducing the negative impact of climate change are required to reduce the physical and ecological vulnerabilities and manage the impacts of climate change. Sustainability of Tourism Development in the city of Ain-Sukhna, Egypt Tourism is a major economic source for Egypt, due to its significant natural and cultural attractions. Yet, rapid development and construction of touristic facilities have a negative impact on the fragile natural and cultural heritage. This paper studies the recent touristic developments of the coastal stretch of Ain-Sukhna on the Red Sea coastal region of Galala Mountain, and their impact on the surrounding natural and cultural attractions. Coral reefs and rich marine life have made this stretch among the prime fishing and scuba diving destinations in the world. The area is also famous for its year-round sunny beaches and the spectacular coastal scenic drive where Galala Mountain reaches the Red Sea. Recently, development has started on the mountains following the construction of Galala Mountain Road. Galala City started with Galala University and several residential, touristic, and commercial facilities. This paper studies the pattern of development in the area during the past 40 years and assesses its impact on natural and cultural resources.

Development of Sukhna-Zaafarana stretch went several forms and intensities during different periods of time. It is currently witnessing another wave of rapid development resulting in more stress on the natural and urban environment. This paper analyses the typologies of its urban development and their resilience to potential risks of climate change using urban design techniques to analyze the area in terms of character, continuity and quality of the public realm, ease of movement, legibility, adaptability and diversity. In addition, the research analyzes the different natural sites, such as the shoreline, the floodplains, the Galala mountains, and the valleys. Methods used in this study included: survey and analysis of the built and natural environments based on maps and site visits; and SWOT analysis to identify the potential risks and challenges in the area. Maps and tables of typologies based on the date of construction, environmental characteristics, neighborhood planning, architectural design elements, urban design features, landscape design, greenery, and water features are produced. The results of the study indicate the absence of visual connectivity, architectural identity, public services and facilities, and overlapping vehicular and pedestrian circulation. Moreover, the built environment is vulnerable to climate change risks, since most structures on the coast are built either close to the shoreline or on floodplains, hence threatened by sea-level rise and extreme flush floods respectively. The study concludes by suggesting a set of urban design guidelines based on the three principles of sustainability; environmental, economic and equity to achieve a more sustainable and resilient environment.
