4. SUSTAINABILITY
Lead by Vincent S. Nativo, who is Green Advantage Certified and is a LEED
Accredited Professional, Nativo, LLC is making strides towards sustainability.
As a member of the United States Green Building Council, Nativo, LLC’s goal is to help
their clients achieve the optimal balance of sustainability and operational efficiency,
and act as your guide through the complicated decisions of sustainable building.
In 2008, Nativo, LLC completed an office renovation consisting of two stories totaling
17,000 square feet. This project is currently in the process of getting certified for a
LEED-CI Gold Rating.
RESOURCES
Nativo, LLC’s staff is comprised of experienced estimators, project managers, field
supervisors and a registered architect. All are planners, problem-solvers, and
communicators, working with the team, as a whole, to complete the project to the
owner’s and architect’s satisfaction.
Nativo, LLC’s operation consists of four primary functions: estimating and purchasing,
project management, field operations and quality control. Project teams are
selected based on personal experience, type of construction, history with a particular
client or type of environment and experience working with other members of the
team.

5. COMPANY HISTORY
Nativo General Contracting was founded by Sebastiano Nativo in 1966, who later
incorporated the company in 1968. The company, like many others, started in the
construction industry as a residential remodeler, specializing in masonry and concrete.
With the good reputation that Sebastiano, known as Sam, had cemented for himself,
no pun intended, he was able to build a thriving business.
In 1969, Sam’s brother Cristofaro, known as Chris, joined the company then shortly
after that, by their youngest brother Vincent. Together, the three brothers worked
hard to build on the ideals that make up the cornerstone of Nativo, LLC today: client
service, integrity, reliability and cost efficiency.
In 1975, after the breakout of the scandals and abuse of the Willowbrook State School
in Staten Island was uncovered by Geraldo Rivera, Nativo, LLC stepped into the not-
for-profit arena. This was a delicate time for anyone working with the mentally ill and it
was a learning process for all that were involved.
For the next fifteen years, Nativo GC had continued to work on private and not-for-
profit residential and commercial projects, as well as projects for the US Postal Service,
the Brooklyn Navy Yard, the Port Authority and other federally and state funded
organizations.
In the late 1980’s, Nativo GC decided to work exclusively for the not-for-profit sector,
specifically for persons with mental illness and developmental disabilities. Projects
included residences, schools, day care, medical clinics and executive offices.
In 1997, Sam’s son Vincent S., joined Nativo GC with a degree in Architecture.
Together the Nativo family continues to grow steadily by adhering to its tradition of
providing clients with a high standard of service and superior finished base building
upgrades, renovations, gut-rehabs and new construction projects.
In 2002, Nativo GC was renamed Nativo, LLC, naming Vincent and Vincent S. sole
partners of the company dedicated to having a positive impact on the quality of
construction, and on the quality of life, in New York City.

6. MANAGEMENT PROFILES
SEBASTIANO NATIVO
Sebastiano Nativo, known as Sam, is the founder of Nativo General Contracting in
1966 and has an active and very important role in Nativo, LLC as the quality control
coordinator. Sam is in charge of monitoring the overall field operations, as well as the
office administration to ensure that Nativo, LLC, including their subcontractors, adhere
to his strict rules of high quality performance that he built the company on over 40
years ago.
Sam has over fifty-five years of experience in every aspect of the building and
construction industry, from roads and highways, to commercial and hi-rise residences.
He is self taught in the construction industry and now teaches his experience to
whoever wants to learn. Under his management, Nativo, LLC has become known for
its high quality standards and reliable performance which has established a proven
track record in the construction industry.
Sam has always been a hands-on executive who is deeply committed to civic
participation and has received numerous honors for his professional and public
service.
VINCENT NATIVO
As an active partner, Vincent’s role in Nativo, LLC is to oversee the company’s entire
estimating and bidding department, including purchasing, awarding of subcontracts
and project cost control assisted by 2 estimators working directly under him.
Vincent has been extensively involved in the company’s construction operations,
business development, financial planning and administrative operations since he
joined the company in 1972, after finishing up schooling for construction estimating in
IDC.
Vincent currently serves as board member for the Rotary Club of Verrazano charitable
organization, as a board member of Community Board 11, and in the winter of 2009,
was honored by the American Legion of Kings County for his public service.

7. VINCENT S. NATIVO, RA, AIA, LEED-AP
Vincent, known as “little Vinny”, is the second generation to join Nativo, LLC, a partner
in the company, and serves as senior field project manager. With 5 field supervisors
working under him, Vinny is able to closely monitor compliance with the construction
documents as well as the designer’s intent and vision.
With over twenty years of experience in the design and construction industry, Vinny
has the ability to successfully coordinate projects with the owners, architects,
engineers and subcontractors while maintaining the project’s overall budget and
schedule.
Vinny attended Pratt Institute where he studied architecture and received a Bachelor
of Architecture degree, with honors, in 1996. In 2005, Vinny obtained his architectural
license and is registered to practice architecture in the state of New York and New
Jersey. In 2008, Vinny became Green Advantage Certified and a LEED Accredited
Professional.
Shortly after receiving his architectural license, Vinny became a member of the
American Institute of Architects (AIA), Brooklyn, NY Chapter, a member of the Rotary
Club of Verrazano charitable organization, and presently serves as an officer in the
Cathedral Club of Brooklyn.
CRISTOFARO NATIVO
Cristofaro, known as Chris, joined his brother Sam in 1969 and plays a key role in
Nativo, LLC’s project efficiency. He serves as a field coordinator of all smaller projects
that require that little extra care, all of the construction projects’ materials and
equipment as well as field human resources manager.
Chris has over forty years experience in the construction industry and not only has
hands-on experience in the United States, but also in Italy and Switzerland.

14. SCOPE OF SERVICES
As a general contractor, Nativo, LLC provides a full range of expert services to assist you
from the earliest stages to close-out of a construction project. This is broken down into 3
phases: Pre-Construction, Construction and Project Completion.
PRE-CONSTRUCTION
Review architect’s bid documents or scope of work
Develop a project schedule
Compile an itemized construction estimate
Perform a subcontractor prequalification process and receive subcontractor bid
proposals
Subcontractor selection and award
Review and pre-purchase project long-lead or specialty items
CONSTRUCTION COORDINATION
Secure all necessary building permits for the execution of the project
Coordinate project mobilization
Monitor construction sequencing with the project schedule and budget
Conduct periodic jobsite coordination meetings to review the status of the project,
quality control and on-time performance
Coordinate shop drawings and sample submissions for approval
Supervise construction work at the site for conformance to the approved design
