BIM (Building Information Modeling) is a new digital approach to designing and building that replaces 2D drawings with a 3D model. It allows all stakeholders to visualize the project, integrate changes across disciplines, and resolve issues digitally. BIM supports Integrated Project Delivery by eliminating redundant tasks and improving communication. Implementing BIM involves using 3D modeling software to create accurate virtual representations, integrate changes, and export building data for estimating, scheduling, and fabrication. BIM enables architects to return to the role of master builder by managing the entire design and construction process through collaborative project management.

Our current business models contain 57% non-value added waste The construction industry is fraught with infighting and adversarial relationships The construction industry is the only industry with a reduction in productivity since the advent of computerization Because technology has evolved faster than people have!

Segmented Process - America The erosion of standard professional fee scales and litigiousness has led to a trend for project participants to delimit their areas of responsibility rather than blur their boundaries through collaboration. Hence, design and its delivery became to some degree a set of separate sequential steps, the project passing from design to production and then to contractors and subcontractors.
So… What is BIM? To many of you it’s nothing new But, for the benefit of those who have not been exposed to it, let me say that Building Information Modeling Is, in fact, “ a new concept in the way we practice” Simply put, BIM is emerging technology that enables us to work smarter The Helix The Committee supports the view that a building process lifecycle is not a strictly linear process but is a primarily cyclical process with feedback and cycle-to-cycle knowledge accumulation. The best representation of the building process lifecycle is therefore believed to be a business process helix with a central knowledge core and external nodes representing process suppliers and external consumers. Between these three elements exist information interchange "synapses" which require exchange rules and agreements.
Nationally, by definition, it is known as (read the slide) Just like you see in the picture, BIM transforms the language of design……. from drawings to models to virtual models inside your computer It lets us finally harness the power of computers to add real value to the design process…………… It’s “ a fundamentally different idea about how to design and about how to build .”
What does BIM have to do with Integrated Project Delivery? Well, just like BIM, IDP is a new idea about how to design and about how to build BIM is actually a tool within the larger framework of IDP It provides a solution to collaboration issues! “ It redefines the traditional…………………process!” It’s about information use, re use, dissemination and exchange………………a new way to practice!
But…………… WHY CHANGE? Well, how about this for statistics, because (read slide) “ Our current business models………. “ The Construction Industry…………... “ The Construction Industry…………... Bottom line is “ technology has evolved faster than people!” And quite frankly, making the migration will not only increase our value, but it will also increase our relevancy
How do we adapt? By acquiring a solid understanding and an ability to function in the core software tools that promote collaboration (read the slide) BIM connects the dots it improves the flow of information it supports integration it promotes collaboration thru “interoperability”
Yes, the newest buzz word in the industry - Interoperability What’s it mean? NBIMs says It’s a process for creating, communicating and reviewing building information in a collaborative manner Basically, it’s the exchange of informationt thru the use of compatible software, to produce a fully integrated smart building, called a Mature BIM
A mature BIM is an iBIM – fully integrated virtual model Intelligent and fully integrated smart buildings will be the norm … and they will require a more sophisticated project delivery Externally we’ve been there before…….. Phase One little bim REVIT Initially we will use REVIT out of the box for 3D Intelligent Models and Collision Detection then, we will integrate computational software for Simulations, Estimating and Scheduling As we become more accomplished, we will move to Phase Two
Phase Two BIG BIM Interoperability When risk subsides, we will export building data and resolve issues digitally Ultimately, when iBIMs become common practice, our goal will be to: do away with drawings, review submittals digitally, and fabricate building components
In closing, I want to leave you with 2 common sentiments shared among Industry Analysts that have had a significant impact on my determination to be a part of this new delivery method. No 1 (read) and No 2 (read) The 1 st is an encouragement, a reinforcement of our earlier vision, Design Build we took that step 10 years ago! The 2 nd is an inspiration, that’s who we are, an integrated group that’s ready to collaborate!
