Description:

Concord is the largest city in Contra Costa County, California. The city has a total population of
over 120,000. The city is a major regional suburban East Bay center within the San Francisco
Bay Area, and is located just 31 miles east of San Francisco. The focal point of downtown
Concord is Todos Santos Plaza, which encompasses an entire city block and is known for its
farmers market, free summer concerts, and large number of surrounding restaurants. Much of
the area immediately around downtown has recently been redevelop, with new high-density
apartment and condominium projects to take advantage of the close proximity to public
transportation and the vibrant area surrounding the park.

This particular Hotel represents a definite great opportunity for a Hotel Operator that wants to
have a low cost of construction, but yet enjoy the advantage of having a turn-key ready Hotel
that could be in business within months if not weeks of acquisition. The asking price for this
Hotel is currently less than $28K per room. The current owner has abandoned the premise,
leaving the lender with no other choice but to start proceeding on the foreclosure process.

Currently the Bank is looking for a Hotel Operator/ Investor who would be interested to purchase
the Note. Since the Bank has not yet foreclosed on this property, Bank has decided to cut all
their losses if a quick sale of the Note could be facilitated. If the Bank is unable to sale the Note
and if Bank happens to repossess the Asset, they will have to sell it at the market value which
will be dramatically higher than the current asking Note price.

Franchise and Flagship information: Red Lion Hotels was the last Flagship for this Asset. I
have inquired with the Franchise Department about their interest to extent their Franchise again
and they are more than excited to work with the new owner. They have express their willingness
to accommodate and help in any way they can the new owner to bring Red Lion Hotel to this
location again. For more information about Franchise information, please contact the director of
Franchise and Sale Dept.: Art Sabo at (503) 246-2193.

If you have any interest and would like to discuss this opportunity further, please give Mr.
Richard Chhor a call (626) 216-4825 or email: richard@offmarketpropertygroup.com
