RE: Appeal Reference 29N.246250 regarding Dublin City Council planning application
4242/15 – 1, 1A and 1B (and lands to the rear of same) Sybil Hill Road, Raheny, Dublin 5
A chara,
I write to support the various appeals submitted against the above decision to grant
planning permission at this location as follows:
Development scale and impact on the Sybil Hill vista – as highlighted before, the 3 to 5-
storey scale of the development towards the front of the site will have a major negative
visual impact both on Sybil Hill House and on the vista as you travel along Sybil Hill road; the
Nursing Home while of similar scale has a set-back from the main road
Traffic and parking – there is already a traffic congestion problem at this location caused by
a combination of park users, school drop-offs and general through traffic in the area. A
detailed traffic cell study should be undertaken by the Local Authority to plan out an overall
traffic strategy for this neighbourhood before the situation worsens. I understand that the
applicant undertook their Study in July which is not peak time – late September would be
the best time for this to be undertaken in order to understand all the pressures in the area
Distance to a public transport hub – I understand that the applicant is justifying greater
density of development on this site on the basis that it is within 500 metres of
Harmonstown DART station; this assertion was refuted by your Inspector in a previous
appeal and should be rejected again as any commuter going to Harmonstown will have to
travel more than 500 metres to get there.
