his is a basic guide on how to arrive at
your own Market Valuation for your
property, giving you the confidence to put
your property for sale online at the right price.
For the avoidance of doubt a market valuation is completely
different to a mortgage valuation.
Chartered Surveyors are the only people qualified to provide
a formal Mortgage Valuation and lenders request these so
that they can assess the suitability of a property for lending
purposes. In England a lender would usually request a
mortgage valuation after an offer has been accepted. The set
up in Scotland is slightly different as a mortgage valuation is
normally included in the Home Report, which is compiled in
advance of any property going on the market so buyers can see
upfront the actual mortgage value figure.
A Market Valuation is, as the name suggests, the estimated
price at which the market (i.e. buyers) are prepared to pay
for the property. You don’t have to be a Chartered Surveyor,
a mathematician, a rocket scientist, a legal eagle or even a
brilliant estate agent to work out what this price is likely to be.
There also isn’t a crystal ball out there that can predict the exact
selling price of a property, the next best thing is common sense
and due diligence! A bit of careful research on similar properties
in your area will forearm you with enough information to make
an informed decision.

How does an estate agent do it?
All traditional estate agents do when valuing your property is to look at various sources of
information to establish what has sold recently in your street, what’s on the market etc… so they
don’t have any magic wand formula to arrive at a potential selling price. In fact its commonly
known that traditional high street agents will simply over inflate the price just to impress you
and win your business, only to proceed to calling you every couple of months to discuss a price
drop due to low levels of interest!
Now you can’t blame the estate agent, as like every other business, they have targets to meet
and rely on new instructions to help them hit these targets.
The problem is when you go with an overenthusiastic estate agent is that the longer your
property sits on the market at the wrong price, the more detrimental it is to the eventual sale…
the property goes stale and interest fades away.
A property is at its most appealing when it first hits the market and the first 48 hours of
marketing are crucial as this is when all the portals ping out the property details to potential
buyers worldwide and there is a ‘buzz’ surrounding it. It is therefore essential at this stage that
the photos, descriptions etc all sell the property well and of course that it’s not overpriced.

How do you assess the market
value of your property?
These days vendors are much more educated when it comes to selling houses as thanks to
the internet they are able to do their own due diligence on properties for sale in their local
area and find out what prices similar properties are selling, previously sold prices etc. All of
which was once upon a time was information that only the high street agent, lawyers and
surveyors could get their hands on.
A good starting point is Rightmove, the UK’s largest property portal is probably the best
reference point — you can check prices of similar properties in your area that are currently
for sale, see information on properties that are no longer on the market and also sold prices
for any street around the UK. You can look on the Price Comparison section, which gives you
all of this information on one page, which is fantastic.
From there you start to use your common sense — if there are already three similar properties
on in your street or the streets surrounding yours, all look the same sort of condition inside,
to attract interest where would you position yours price wise? Well, that depends on your
reason for selling, are you in a rush to buy something else that you have your eye on, are you
in financial trouble and need out fast or are you in no rush at all?
If you are in a rush then it makes sense, if you can, to make the marketing price more attractive
than the others than are on and dependant on how long the others have been on will give you
an idea of how much lower to go on at.
Always call the agents that are listing the other properties
and ask:
How long the property has been on
Have there been any offers
Are there any issues affecting the sale
Any general feedback about the property
If sales are slow in the area then again, common sense prevails in telling you that you really
should position yours as attractively as possible to generate interest in your property.
You could of course put it on at the same price as the others and just wait and see what
happens but if the other three properties have been on for months with very little viewers —
what does that tell you? They are overpriced! So don’t follow suit! Standing out price wise
even just a little can go a long way to ensuring you get a steady stream of interested buyers.
The value of your property will not be based on:
What you paid for it
How much you have spent upgrading it
How much you would like to get for it
It will be based on what a buyer is prepared to pay for it and what the bank/lender thinks it
is worth.
Factors that could add value to your home and make it
easier to sell:
Location, location, location
A south-facing garden
If it commands good views i.e. sea views etc
Off-street parking / garage
Outdoor space
Large kitchen, loft conversion
Conservatory

Other options for assessing your property’s
market value if you are still not sure
Get a chartered surveyor to
conduct a mortgage valuation
This will come at a cost however if there is no comparisons
available or previous sold data as perhaps your house is
unique, rural etc, then it’s worth getting an expert opinion
and the only person really qualified to this would be a
chartered surveyor. The eventual buyer of your property
would not be able to use this valuation for their lending
purposes, as their lender will want to instruct their own
independent valuation.
Online valuation tools
These are readily available on the internet however
generally they are linked to the Land Registry and therefore
can only give you an indicative value based on what sold
in your street. If all the houses on your street are different
build types, some in better condition internally than others,
you can see how these ‘valuations’ can be somewhat off
track and not as good a tool as you using Rightmove etc. to
actually see like-for-like what’s on the market in your area.

Pricing qualifier
The pricing qualifier is an optional indication that appears alongside the sale price when your property is
displayed on the property portal websites.
Fixed price
If you know exactly what figure you want to achieve and want a ‘no messing about’ offer then this could be the
option for you. Fixing your price leaves potential buyers in no doubt as to the price you are willing to accept. Some
buyers may still offer a little less than the fixed price so perhaps take this into consideration. A fixed price works
well when you are looking to secure an offer fairly quickly, especially if the price is fixed competitively compared to
anything else that’s on the market in your area.
Fixed Price Guidance:
If, for example, you want to get £60,000 for your house, we would recommend fixing the price at £59,995, if you are
looking for £55,000, we would recommend fixing the price at £54,995 and so on.
Offers in region of
This works well when you want to ‘test the market’ without committing to a fixed price or alienating potential buyers
with an ‘offers over’ price. If your house is in an area where properties tend to sell quicker then ‘offers in the region
of’ basically invites people to offer more or less than the advertised figure and if we get lots of interest then we can
put the property to a closing date to get you the highest price possible. This also works well when there is not much
comparable evidence of sales in your area and you know what you want to achieve price wise but just not sure if
you will get it and you are prepared to be flexible to achieve a sale.
Offers in the region of Guidance:
Perhaps go a little higher than the figure you need to get as that way if you have to come down a little then that’s
manageable, however if your property is in a desirable area and we get lots of enquiries then you will end up with
more than you would have if you had fixed the price! However please bear in mind that putting ‘offers in the region
of’ is inviting buyers to offer either way!

Pricing qualifier continued...
Offers over
If you are not on a strict deadline time-wise and want to maximise on the sale price then
‘offers over’ could be for you. As you will be putting a lower ‘base price’ as the ‘offers over’
starting point then this should generate a decent amount of enquiries as long as the ‘offers
over’ price is competitive against other similar properties on the market in your area. The
whole point of this is to get as many enquiries as possible and drive the price up to a level
which is acceptable to yourself. The only pitfalls of offers over (especially if the starting point
is too high) is that potential buyers can perceive that the price is going to go way higher
than they can afford however on the flip side the lower starting price can attract buyers in
and that’s the whole point... if your house is in good condition then we want to get as many
viewers in as possible to appreciate the quality of the property on offer, once they have
seen it they are more likely to stretch their budget to make a decent offer and compete with
other interested parties.
Offers over guidance: Don’t start too high or too low… generally, area dependant, prices
will reach around 10% over the asking price... buyers are still looking for a good deal, so for
example, if you want £100,000 ish then perhaps start at offers over £89,995. Bear in mind
that you are not obliged to accept any offers made on your property so if we don’t get an
offer that works for you then we can always look at changing to a fixed price. Equally so, if
we fail to attract any viewers within the fist few days then it will be clear that the ‘offers over’
price has been set too high.
The ball is very much in your court re the pricing, so, be confident — you may not get
it right first time but you can adapt your price to suit the level of enquiries that you are
getting and as long as the price isn’t ridiculously high, higher than any other comparables
then you are on your way to achieving a happy house sale without many a wasted month
on the market at an over inflated price.
