A: We utilize a In-House Management Committee along with Field Agents that are located in each market we have properties. So the decisions are made by Investors for Investors, yet the work is carried out by local professionals.  Q: When you are doing a Rehab, do you utilize Licensed and Bonded Contractors?  A: Yes. We only utilize licensed and bonded contractors that have experience in rehabbing Rental Real Estate. We understand that the money that was made in the buy can be lost in the rehab, so we always employ cost cutting measures to help the bottom line, yet focus on quality so the units can be rented.  Q: When do we receive our positive cash flow checks?  A: Typically Positive Cash Flow checks are sent out on between the 20th and 25th of each month. This allows for the InvestinCashFlows.com Management Committee to tally all of the numbers and complete any actions that are required.
Q & A: Q: What type of Equitable Positions can I count on when I am buying real estate from InvestinCashFlows.com?  A: Typically our investors can count on anywhere from 15% to 30% of the current market value as an equitable position.  Q: Can I utilize Bank Financing to purchase properties from your portfolio?  A: Yes. We have relationships with many brokers and banks to help you expand your real estate portfolio. We can help you to create a financing relationship or you may utilize one that you already have.  Q: What type of renters do you place in your properties? We don’t focus on credit scores so much, but we do look at their current employment along with rental history.  Q: Why do I have to Pre-Qualify to see your inventory?  A: So many people are always looking to be Real Estate Investors, but only the best qualified may work with our company. Pre-Qualification is easy, but it is something that must be completed before we can let you view our inventory. Example Turnkey Customized Plan:  This is an example of a Turnkey Customized Plan for a client that has been Pre-Qualified. In some cases, our company will go out and purchase more inventory just for the client’s plan. InvestinCashFlows.com wants to ensure the success of the client, and will always ensure the inventory is correct for the client’s customized turnkey plan with our company.  Client Profile:  Full Time Employed – W-2 with $80,000 in Income.  $240,000 in a 401K which is currently being managed.  Client wishes to diversify into real estate with a portion of their portfolio, and has the ability to take a loan against the 401K for $120,000.  Client pre-qualified with the InvestinCashFlows.com, and received an approval to become a Turnkey Client. The client then requested the 401K Company to proceed with the Loan against the 401K. The process is estimated to take 7-10 business days.     InvestinCashFlows.com
Example Turnkey Customized Plan:  Once the client has agreed to our process and signed all of the contracts, we will then work with the client to pick the inventory that we currently own, or develop an investment zone, and go out and purchase the inventory.  At that time, the client must place a minimum deposit on the client until funding takes place of $10,000.  The client has decided to place all $120,000 into the Turnkey Program, and the company has planned to deliver the following assets:  1- 8-10 Unit Property that is owner financed by the Company at a Interest 7.5% for a period of 5 years.  2 – Duplex Properties that the client will finance with the Company’s Broker via Fannie Mae or Freddie Mac.  The portfolio will require some rehab in order to become rent ready. Example Turnkey Customized Plan:  The portfolio will yield the following Cash Flows upon repositioning:  $1500+ from the 8 Unit Property after all Expenses including the Debt Service.  $1600+ from the two duplexes after all expenses including the Debt Service.  Monthly Positive Cash Flows = $3100+ Yearly Positive Cash Flows =    Return on Investment = 31.00%+ Equitable Position = 20% of Current Market Value Of course the Company cannot guarantee this type of Investment for each and every client. The following example is a real plan that was utilized for a well qualified client that wanted to diversify their portfolio. InvestinCashFlows.com Closed Clients in 2010:  Tony Reale – Personal Trainer for the San Francisco Giants Baseball Team.  Tony was a Real Estate Investor that liked to flip properties.
