In September Exempla hospital opened a new 4-story 87,000 sf Comprehensive Cancer Center.
The 1st 2-floors will house the cancer center and the upper 2-floors will house other medical offices. At full occupancy this should add another 100 employees to the healthcare campus.
Very interesting project in that we created an Air Estate. The 3rd and 4th floors are basically a separate lot from the land, the 1st and 2nd floors and the roof.
In addition to this development, Ball Aerospace recently leased almost 42,000 square feet in the Lafayette Corporate Campus Center located immediately south of Exempla and relocated 150 employees to this location.
As part of the SoLa development north of the Exempla, Council just approved the Mainstreet-Azura Skilled Nursing Facility.
This 69,000 square foot facility will include 70 skilled nursing beds and 30 assisted living units. Construction will begin in early 2014.
Two new professional office buildings are currently under construction in the Creekside Office Center off So. Public Road on Old Laramie Trail.
North of this site on So. Public Road, Council recently approved a plan for a 31,000 gymnastics facility, which should begin construction in early 2014.
Council recently approved a redevelopment plan for the old Coal Creek Sports Center, which is located in the SE corner of Hwy 287 and So. Boulder Road.
Phase I of the redevelopment includes the development of 2 multi-tenant and 2 single-tenant retail pads around the existing building.
Phase II will include the remodeling of the existing store front.
In 2012, JAX Mercantile purchased the 93,000 sf Plaza Lafayette shopping center on So. Boulder Road, renamed it Lafayette Marketplace.
In early 2013 JAX and opened their 6th store in Colorado and their 2nd store in Lafayette, JAX Ranch and Home.
This store occupies 45,000 sf of the center and the remaining area is fully occupied by a number retailers including new retailers such as The Pantry Shoppe, The Unseen Bean coffee shop, The Cottage Home, Juliana’s Bakery, a number of restaurants, and a home brewing shop.
Speaking of brewing, Lafayette is now part of the local micro-brewing industry.
We’ve opened two local micro-breweries; Old 13 opened in Old Town on Simpson Street and Front Range Brewing opened in the renovated Lafayette Marketplace shopping center.
The Post Brewing Company is scheduled to open in late December or early 2014.
The Post Brewing Company purchased the old VFW building on Emma Street and they are in the process of converting the 8,000 sf building into our1st official brew pub.
The company is owned by Big Red F, which owns and operates a number of area restaurants such as Jax Fish House, West End Tavern, Zolo Grill and others.
We are working on a number of projects in our downtown, one of which is the redevelopment of the old La Familia building on Public Road.
Our goal is to return the building to its orignial, historical architecture.
On the residential front, we opened Affinity @ Lafayette, a 120-unit active senior apartment complex located on Baseline Road near the intersection of Hwy 287.
In 2012, Boulder County Housing Authority completed Phase I of the Josephine Commons development with the opening of the 70-unit affordable senior apartment complex, seen here in the background.
Phase II, which is the remaining 80 affordable duplex and townhome units are currently under construction.
This project is located near the intersection of Baseline Road / Hwy 7 and 119th Street.
