5. Step 3: Now we are into Party meeting and can close the deal with the considered
terms & conditions & give them a Cheque so that your Agreement to Sale can
be executed easily it comes Legally on Records and now you need to Get few Documents
if we are going for bank Loan Process like Photocopy of Allotment Letter
Agreement, Builder Buyer Agreement, Transfer NOC a low sum of Part B can be
included, so that buyer or seller will scare to cancel the deal…
NOC Request for Bank Loan
Step 4: Now seller will request for Transfer NOC to 3c on Nominee( Buyer’s) name, 3c will take
approximately 2-3 days to generate and your broker/You can collect the Transfer NOC
from 3c..
Very Important Things to do
Step 5: Now one more thing has been added here is you need to get few docs mentioned above,
Now the seller will definitely would like you to clear the Part B at this part because you
have to give Agreement to Sale to your Banker of White Component, it happens but
we can get more precautious by making two agreements to sale, one of white
component and another one of Premium component.. The Premium component
Agreement will be given to Seller and Part A component Agree will be with you and you
will give it to your broker, A standard format of agreement come and if you feel any

6. Banking Proceedings
Step 6: Banker will take approximately 21 days to give you the Loan, so try to get approx 45 days
Payment time from seller. In the mean time banker will ask you to clear 15% of required
payment which bank demands for execution of Loan….
Step 7: Now on the final day of transfer you can clear the premium part and destroy the
Premium Agreement to sale. And afterwards Transfer can be taken…
