3. Change in Offer Definition – When there is a change in terms of the current offer being reviewed by the lender. IF THE CURRENT BUYER LOWERS THEIR OFFER - As soon as you are advised that this is the case please collect an addendum/amendment/counter to the new purchase price. Please have it executed by all the parties necessary to make it valid. Once possible have escrow draw up a new estimate HUD according to the terms of the new price. As soon as the lender receives and reviews the items the process will continue. NOTE: Please be aware that at certain lenders a change of purchase price may fore the loan to go through a complete re-review. IF THE BUYER WALKS - The property should be put back on the MLS as "ACTIVE" and actively looking for new buyers. Once a new offer comes in please notify us via this notice by clicking the link at the top. At that time we will request additional support items for the offer such as the new Purchase Agreement, Estimate HUD-1 and the Buyer's Proof of Funds or a Loan Pre-qualification. 4. What are my steps to proceed? The banks appraisal vendor will call to set an appointment for an interior appraisal of the property. A point of contact is necessary to obtain access to the property. The appraisal fee will generally be charged to the loan. NOTE: A Final Appraisal may be required approximately 10 business days after the date of the auditing of this Interior Appraisal being completed depending on your investor. ** Please make sure that if possible you meet with the Agent/Appraiser and advise them of the current offer amount along with providing comparisons or damage reports to support the Offer's validity. 5. What happens once the lender receives the BPO? Upon completion of the appraisal, we will have your lender update your file and prepare it for review. In some cases, approval may be required by an Investor and/or the Mortgage Insurance Company, which may take more time The offer will be accepted or declined after the review process is complete. 6. IF the file is declined… If the request is declined, we will send notification to you once we have receipt of the final decision and attempt further negotiations to find resolution. NOTE: It is not uncommon for the lender to make a decline for numerous reasons (see “Reasons for Decline”). 7. IF the file is approved… If the request is accepted, we will contact and notify all necessary parties and will advise on how to proceed. The lender will either fax a copy of the agreement directly to ACG or in some cases the lender will directly send the agreements to the homeowner for their approval and final satisfaction of the terms. NOTE: The homeowner must approve of any and all agreements with their lender. Please ensure that all documents are read prior to being submitted back to ACG or the Lender. Absolute Consultant Group
