Leesburg, founded in 1758, is one of Virginia’s most attractive and vibrant communities. As the seat of government for the country’s
third fastest growing county, Leesburg has been successful at preserving its heritage, while embracing the advantages of being close to
the nation’s capital. Leesburg is located just 35 miles northwest of Washington, D.C., at the foothills of the Blue Ridge Mountains.
Compared to most communities in Virginia, not to mention most communities in the United States, Leesburg is in an enviable
position. It is located close to the national capital in a setting of great natural beauty that is also one of the most rapidly growing
and wealthy regions in the United States, and which is anchored by both dynamic, knowledge-intensive industries and traditional
agriculture. The Downtown has a beautiful and generally well-maintained historic fabric. It has a highly educated population, low

The Town of Leesburg is a $1.2 billion retail market. This represents a 26% share of retail sales
in all of Loudoun County. In other words, one out of every four dollars spent in Loudoun
County is spent in Leesburg.
The consumers in the Town of Leesburg generate about $631 million in retail demand. The
retailers in the Town of Leesburg attract from a much larger consumer base than simply the
town limits. In fact, consumers within a 15-minute drive time of downtown have a consumer
buying power for retail trade of $2.1 billion exceeding the supply in Leesburg by $900 million
each year.
Ignoring the 15-minute drive time and evaluating all of the western Loudoun zip codes, retail
demand outstrips supply by $436 million. No matter how it is examined, Leesburg is at the
pivot point between consumers that are underserved by retail stores to the west and those

Village at Leesburg is accessed by the new interchange bridging VA Route 7 and Crosstrail Boulevard. Construction is
