4. DESIGN and RENOVATION
MILLPLACE APARTMENTS - Orangeville
A three storey, 52,000 sq.ft. brick structure, having been zoned as Industrial classification from
1916, was negotiated, purchased and rezoning into a multi-residential classification.
The completed renovation was a 56 unit Residential Complex that became a working model for
the Convert-To-Rent program of the Ontario Government.
The complexity of changing building usage through the regulatory process, renovating a utility
environment into a residential, people pleasing facility, while still maintaining schedules was
accomplished with little aggravation to the client.
Richard Lawson was the principal designer and project manager. As prime consultant, Richard
was actively involved in each phase of development, from initial purchase to coordination of
the ribbon cutting ceremony with the provincial government.

Residence is a two storey structure built on grade, adjacent a creek,
with the front yard fill placed in a manner to create a 1 ½ storey profile
with a built-up pond at the on-grade level
