3. Polished Concrete in Hays CISD In 2006 Hays CISD began the process of utilizing polished concrete for hallways and café floor surfaces. This process was used as a sustainability product with building life cycle costs in mind. Polished concrete installation costs are $4.50 to $5.50 per square foot. Average payback time between VCT and polished concrete is 5 years. Yearly cost to maintain vinyl composition tile is $1.76 cents per square foot. To maintain polished concrete is 58 cents per square foot.
