The Preparation for Success
Property Preview. Prepare a detailed home description. This allows us to prepare the most
effective brochures and online marketing possible to highlight your house.
Photography. If a picture is worth a thousand words, we think great high definition pictures of your
property are worth millions of dollars.
Offer suggestions to maximize your saleability. Sometimes even the smallest change can make a
huge impact. Through our vast experience, we will give you advice on how to put your property in the
optimal condition it needs to be at to obtain a maximum sales price.
Prepare a pricing strategy. One of the ways we help you arrive at a fair listing price is to look at the
current prices of similar properties in your area that are for sale and those that have recently sold. We
will provide an abundance of local real estate data such as average price per square foot, days on the
market, and a variety of other factors that will help you determine the accurate market price for your
house.
Set up staging service.
We can assist in providing a professional stager to complete a detailed full
home (inside and outside) consultation on how to
improve the property's appearance to suit the majority
of the current buyer demand. This room by room
report is worth it's weight in gold and will position you
ahead of the competition.
Gather all pertinent documents.This will include home floor plan (if you have it), all tax
assessments, association declaration and by-laws (if needed), updates/upgrades and more. The

We can't force agents to provide feedback although we work hard to get feedback from their
buyers on your home's condition, pricing, appeal, and so forth. This information is vital to stay
ahead of your competition and the constant fluctuating housing market.
We also send you a weekly market reports from different sources that will show you what is going
on in the area compared to your home, what the competition is doing, and how your home is
doing with online views. Lastly, we communicate with you at least once a week on showing
feedback, current market conditions, open house success, the ongoing status of our marketing,
and anything else that is pertinent at that time.

The wrong prospective buyers look at the property.... If any at all. House hunters not only buy
in price ranges, they also look in price ranges. Overpricing is the #1 way to limit the amount of
buyers for your house.
Cooperating Realtors don't want to lose credibility with their buyers by showing overpriced
listings. Cooperating Realtors know from experience that fair offers on overpriced properties
are often rejected.
Buyers are often embarrassed to make offers considerably below the list price so opt not to even
go through the process of writing an offer.
The property may become over-exposed and stagnant. Area Realtors and potential buyers
begin to assume there is something seriously wrong with the property.
Even subsequent price reductions do not regain the lost market. Frequently qualified buyers
who inspect overpriced listing decide at that point to eliminate the home from their potential

When the buyers see that a property has been on the market for a long period of time, they

- We confirm that the earnest money has been deposited in the escrow account.
- We deliver condominium declarations and by-laws or Home Owners Association documents to
the buyers agents (if applicable).
- We follow up with the buyers agent to ensure all paperwork is completely signed by all parties.
- We coordinate with the buyer's lender regarding loan approval process and status.
- We ensure appraisals and necessary surveys have been ordered from the buyer's lender.
- We obtain a pre-approval letter from the buyer's lender.
- We arrange access with the lender's appraiser.
- We make sure the buyer's agent receives all disclosures.
- We assist with ensuring the inspector has access to the property.
- We negotiate any personal items that may be included, such as furniture, and prepare a bill of
sale to be attached to the purchase agreement.
- We coordinate the closing arrangements and provide the closing assistants with the appropriate
documents needed.
- We assist the buyer's agent with final walk-through coordination.
- We consult with you, the buyer's agent, and the closing agents throughout the settlement and
troubleshoot any potential problems in advance, or handle last minute complications.

A Seller’s Guide To Interviewing An Agent
There are hundreds of real estate licensees in our area. Choosing the right agent for your home
can be confusing. It is especially difficult when you speak with several different agents, and they
all seem so convincing about how they will attempt to sell your home.
There is a way to determine who is the most likely to succeed in getting your price and terms. The
key is knowing the right questions to ask. The following list provides you with questions to ask
each prospective Realtor. You should ask me these questions as well. The answers to these
questions will tell you what you need to know in order to make the decision that is best for you.
1. Do you work as a full-time Realtor ®?
2. Do you GUARANTEE your services?
3. May I cancel my listing with you at anytime if I am not satisfied with your performance?
4. Why should I list with you?
5. Do you have a system to follow-up so that we get valuable feedback after every showing?
6. How many properties have you sold within the past 6 months? 90 days? 30 days?
7. Do you have references that I may check? (Sellers who are currently or previously listed with you)
8. Do you have an Internet Strategy that includes Social Networking and Syndication to expose and
promote my home 24-7?
9. What is my property worth? What listing price do you recommend? Will it sell at that price?
10. Do you have a written Specific Marketing Plan designed to sell my property quickly and for top
dollar?

Marketing Schedule
Before going "live" on the Multiple Listing Service {MLS)
When under contract, we can legally market your home for sale before it actually goes on the MLS. We
prefer not to have showings prior to your home going on the market as we don't want to limit your options
although it is your choice to have exclusive showings. This is a fantastic way to increase buyer and agent
awareness about your home that will be coming on the market soon. We describe it as a teaser trailer for a
summer blockbuster movie and get the excitement building right away. We would gladly provide more
details about our ability to offer this marketing secret in person.

•Facebook (on multiple real estate pages/groups)
•Listed on our RE/MAX website where hundreds of agents will see it

Day 2 of listing

sites like Zillow.com, Realtor.com, and Trulia.com. Your home will be sent to over 500 websites (and
growing) and will flood the Internet with your property. We are able to:

Week 2
- Change main photo that is the primary display online to refresh your homes appearance to buyers. The
plan is to have a different photo to increase the online clicks on your property and get prior buyers to
look at your house again.
Week 3
- If no offers presented or showings for two weeks, the market is telling us the home is over-priced. Now
is an optimal time to correct the price to facilitate more showings. Average correction is 2-5% of the
current price.
- Open house possibility to generate additional excitement
Week 6
- If your home hasn't received any offers by this point, something more drastic needs to take place.
Granted, the market may have shifted or your home is in a price range where there are fewer buyers. If
this is the case, then we will discuss this further at the 6 week mark.
- Cancel the listing and relist it with a new price along with updated photos (if season changed) and
property description. This will turn your listing into a "new listing"and will be presented to all buyers
searching for homes like yours.

Our Open House Standards
We have devised a proven plan with our open houses that produce the highest
results. This is a sampling of what we do for you.
1. Since we typically list our homes on Monday or Tuesday, we post the open house the
same time we list your home for sale.
2. We advertise your open house frequently including paid ads on Facebook, Twitter,
Craigslist, as well as on the multiple listing service (MLS) the week prior.
3. We use unique OPEN HOUSE signs that draw attention and easily guide visitors to your
property instead of another agent's open house.
4. We show up early to make sure all the lights including lamps are turned on.
5. Do a thorough walk-through checking on potential missed items like shutting toilet
seats, toaster left out, bed unmade, etc.
6. We don't require visitors to sign in although we do encourage it.
7. Offer quality and informative handouts about your home.
8. Follow up with all guests and agents that came through the open house within 24
hours.
9. Connect with you afterwards to go over the amount of traffic, success stories, issues
that require your attention, and visitor feedback.
10. We are dressed professionally, nicely groomed, well spoken and
knowledgeable about your house, and present your home with
the utmost regard.
Myths
Real Estate Myths
MYTH #1: DISCOUNT BROKERS CAN DO AN ADEQUATE JOB SELLING REAL ESTATE.
FACT: Promotional costs such as professional photography, virtual tours and videos, brochures,
advertisements, MLS inserting fees, staging advice, printing, direct mailers, signage, property websites,
etc are paid for . Will the discount broker have a staff to personally attend to your specific needs? Does
s/he have a proven marketing plan? The amount of buyers through your house will be far less if
marketing is limited, and unfortunately, discount brokers usually mean limited service. Remember that
you only pay us our commission when your house sells. You will owe us nothing if we don't get you the
result of a sale! "Aggressive actions get you aggressive results!!!!"
MYTH #2: YOU SHOULD SELECT A REALTOR WHO SAYS THEY CAN GET YOU THE
HIGHEST SALES PRICE.
FACT: This is the oldest scam in the real estate world to tell the sellers what they want to hear and
compliment the home to get the listing. Instead, insist on a well-researched, computerized market
analysis to determine a realistic amount so that your home will be competitive in today's market.
Select your Realtor based on their qualifications, then decide with them on the price. Never select an
agent solely based on their price recommendation. Remember, the market sets the price......not
you.....not your agent....the market does.
MYTH #3: EMPTY HOMES SHOW AS NICELYAS FURNISHED HOMES
FACT: The important consideration is whether or not a house is properly staged as well as the overall
condition of the house. If you must move to your new home before your old house has sold, we have a
stager on staff that would provide beneficial advice and suggestions to maintain the warmth of your
home. Most buyers cannot visualize the size or layout of a room thus staging the house to sell is so
important. You never have a second chance for a first impression.
MYTH #4: PROPERTY CONDITION IS NOT IMPORTANT TO BUYERS
FACT: A property in superior condition will sell faster and for more money than a house in average
condition with a lower asking price. Many sellers understand this and repaint, re-carpet, and seek
advice for their house in preparation for selling. These sellers know that home buyers purchase value
and will perceive a clean, fresh house as more appealing than an average, worn out, "please forgive
our mess", dark home.

Overpricing is the #1 way to limit the amount of buyers for your house. Cooperating Realtors don't want to lose credibility with their buyers by showing overpriced listings. Cooperating Realtors know from experience that fair offers on overpriced properties are often rejected. Buyers are often embarrassed to make offers considerably below the list price so opt not to even go through the process of writing an offer. The property may become over-exposed and stagnant. Week 3 - If no offers presented or showings for two weeks, the market is telling us the home is over-priced. Now is an optimal time to correct the price to facilitate more showings. Average correction is 2-5% of the current price. - Open house possibility to generate additional excitement Week 6 - If your home hasn't received any offers by this point, something more drastic needs to take place. Granted, the market may have shifted or your home is in a price range where there are fewer buyers. If this is the case, then we will discuss this further at the 6 week mark. - Cancel the listing and relist it with a new price along with updated photos (if season changed) and property description.   • 29. Myths Real Estate Myths MYTH #1: DISCOUNT BROKERS CAN DO AN ADEQUATE JOB SELLING REAL ESTATE. FACT: Promotional costs such as professional photography, virtual tours and videos, brochures, advertisements, MLS inserting fees, staging advice, printing, direct mailers, signage, property websites, etc are paid for . Will the discount broker have a staff to personally attend to your specific needs? Does s/he have a proven marketing plan? The amount of buyers through your house will be far less if marketing is limited, and unfortunately, discount brokers usually mean limited service. Remember that you only pay us our commission when your house sells. You will owe us nothing if we don't get you the result of a sale! "Aggressive actions get you aggressive results!!!!" MYTH #2: YOU SHOULD SELECT A REALTOR WHO SAYS THEY CAN GET YOU THE HIGHEST SALES PRICE. FACT: This is the oldest scam in the real estate world to tell the sellers what they want to hear and compliment the home to get the listing. Instead, insist on a well-researched, computerized market analysis to determine a realistic amount so that your home will be competitive in today's market. Select your Realtor based on their qualifications, then decide with them on the price. Never select an agent solely based on their price recommendation. Remember, the market sets the price......not you.....not your agent....the market does. MYTH #3: EMPTY HOMES SHOW AS NICELYAS FURNISHED HOMES FACT: The important consideration is whether or not a house is properly staged as well as the overall condition of the house. If you must move to your new home before your old house has sold, we have a stager on staff that would provide beneficial advice and suggestions to maintain the warmth of your home. Most buyers cannot visualize the size or layout of a room thus staging the house to sell is so important. You never have a second chance for a first impression.
