market is always changing so home buyers need to have an experienced Las Vegas Realtor.

The market has now become so busy and competitive that what closed even 3 months ago is irrelevant.
If you’re looking to purchase a home in Las Vegas, you also need to be aware that the majority of homes
that close escrow, sell at or above the list price. This is why you need to have a Las Vegas Realtor that
will take the time to show you what has sold. Some properties are overpriced and some are grossly
underpriced. It is usually a case by case basis on these homes in Las Vegas.

These comparable sales reports are prepared for buyers we are working with or for home sellers looking
to list their home either as a Las Vegas Short Sale or a traditional sale. A traditional sale, also referred to
lately as an equity sale is roughly half of the current market. I also feature market updates on active

We have our own YouTube channel set up with extensive video tours of Las Vegas HUD Homes. Las
Vegas HUD homes are properties that were originally purchased with an FHA loan. Once the property
was foreclosed on by the lender, then it becomes a HUD home.

Sellers have some choices to make as well. The majority of homeowners who owe more on their home
than it’s worth may consider a short sale. A short sale in Las Vegas allows a homeowner to sell their
home for market value and the lender to accept a short payoff. Hence a short sale. These can be a
lengthy process and on average take 2 to 4 months to close. The Mix Merced team has closed more than

  These properties are your competition. A potential purchaser will compare your home to homes similar to these
  when trying to decide which to buy. Take a look at these homes, if only on paper. Try to be objective and ask
  yourself, "Which home is the best value?" Is it yours? If not, these other homes may sell before yours. But don't
  forget that the "List Prices" of these homes represent what the sellers WANT for their home, not necessarily what
  they are really going to get if they sell their home. So when setting the price of your home, don't simply look at the
  LIST PRICE of the other comparable homes, look at the SALE PRICE of comparable homes to yours that actually
  SOLD!
