Experience
The Madison Bungalows • Senior Property Manager 2004-current
Responsible for the overall management of 24 unit residential property in downtown Santa
Monica. Supervise and execute daily and long-term operations of the property. Key duties
include:
Administrative
• Conduct all applicant interviewing, application processing and vetting. Handle all new tenant
lease negotiation and preparation, deposits, and paperwork.
• Ensure premises are ready for new occupants.
• Ensure and enforce both overall property and individual tenant compliance with relevant
laws, building guidelines and regulations, and lease/rental agreements.
• Communicate with property owner and act on owner’s behalf and interests on-site.
Marketing
• Keep rental at optimal capacity. Establish rental rates and pricing by balancing profit goals
with thorough market research, price analysis, and up-to-date knowledge of market
conditions.
• Implement advertising and marketing initiatives to achieve occupancy goals.
• Promote and show properties to prospective tenants.
Financial/Legal/Security
• Prepare and distribute monthly financial reports and statements.
• Ensure timely vendor and service payments and tenant rent collections.
• Negotiate and manage contracts with outside vendors.
• Initiate and oversee default proceedings; serve legal notices when necessary.
• Coordinate with attorneys when needed.
• Apply knowledge and understanding of legal aspects pertaining to rental law, renters’ rights,

• Organize inspections and walk-throughs (agencies, vendors and service providers, incoming
and outgoing tenants) and prepare inspection reports as well as walk-throughs.
Tenant Relations
• Orient new tenants to the property.
• Investigate and resolve resident complaints and concerns in a prompt and efficient manner.
• Enforce occupancy policies and procedures.
• Maintain timely and thorough communications with residents.

Maintenance
• Oversee improvement projects.
• Implement preventative maintenance programs (fire safety, walkways, lighting, building
code, etc.)
• Monitor and ensure completion of maintenance and repairs in a competent, timely, and cost-
effective manner.
• Coordinate repair needs and scheduling with residents.
Staff management
• Oversee service providers: landscapers, gardeners, maid service, fire protection services,
handymen, plumbing, security, painters, contractors, etc.
• Direct and control such personnel and resources to ensure property is maintained and
owner’s objectives are met.
