The web based platform allows for instant electronic global access to every asset and the ability to allow visibility to all stakeholders using password protected entry. The process of review, recommendation, work out and disposition is made highly efficient through the joint efforts of Alliance, Argus, and RIISnet. Standard templates will be supplied for information management. All of this will create faster transactions and higher prices.
Alliance Commercial Partners is the first step in the process. Alliance will quickly catalog each property and offer recommendations for each asset. Alliance will also be available to facilitate the workout process and handle any property specific issues. All property, financial, and market information will be stored in the Argus Collaboration Zone allowing password protected access to all stakeholders connected to each property. If the decision is to dispose of the assets, they will instantly transfer to The Argus Transaction Zone where instant alignment will take place and active buyers will be elctronically notified about the asset’s availability.
The Transaction Zone can also handle direct disposition requirements. Alliance will still catalog assets, and the assets will then go straight into the Transaction Zone for the first step of the disposition process.
The Transaction Zone is the first step in the disposition process. It is there that buyers are matched to assets and invited into a virtual deal room where they can view the relevant documents related to the asset. The seller and all buyers can communicate immediately and begin their due diligence process. If after 15 days, the process does not appear to be fruitful, a broker will be selected and the asset will then be presented through the classic brokerage process. After 60 days, if brokerage efforts are not successful, the asset will be sent to a national auction company for the last sales phase.
