3. Financial Implications of PCC’s
• Typical cost say of say €6 million to develop
• LTV of 75 per cent of development cost
• Equity gap of 25 per cent or €1.5 million
• Very difficult to fill the equity gap
• Even if the other factors are favourable e.g. HSE rent, pharmacy income etc
• Even more difficult to secure development finance
• So can you use your pension to fill the equity gap in your PCC
• The answer is a categorical NO
• Is that the end of PCC’s and pensions?

4. Pension investment possibilities - PRSA
What you can’t do:
•Self investing is not allowed – has to be at “arm’s length basis”
•Investing in “pride in possession assets” is not allowed
•So you can’t use your pension to invest in your PCC to fill the equity gap
What you can do:
•But it is possible to invest in a Unit Trust and have that invest in a PCC with a
bank loan (as leverage) and invest in a 3rd party PCC. Possibly other doctors PRSA’s
could be the owner of your PCC.
•So in fact it is possible to have a broadly spread Unit Trust that is a fund which
receives many GP PRSA investments and then leverages and owns a number of
PCC’s including those GP’s who have invested.
•This is the best mode of how GP’s can use their pension to own shares in a Unit
Trust which owns the PCC as its assets

5. Tax Relief on Pension Investment

6. The GP’s Pension Scheme
Defined Contribution Scheme based upon GP’s income from the HSE (medical card
patients)
•If a GP is 51 years old the maximum contribution is €34,500
•Over a period of time this fund combined with their colleagues can be used to
indirectly fund the development of PCC’s
•Clearly the PCC can’t be overleveraged or they can get into financial difficulty
•Need to base ability to repay based on conservative income, and
•Stress tested interest rates
•GP’s collectively using their personal pensions to deleverage PCC’s is good
financial planning and a means of rolling out investment in the sector

7. Other Pension Options
• Say your spouse is a practice manager
• Consequently an employee of yours
• You can establish a spousal executive pension scheme
• Make pension contribution of say €30,000 – so long as it is wholly and
exclusively for the purposes of the trade
• The pension contribution is a Case II expense for you saving 55%
• Her fund can invest in the Unit Trust
• This again can be used leverage and own a PCC investment

Introduction The guidance notes included in this template are intended to assist you in creating successful PowerPoint slide presentations. In order to reduce the amount of time it takes to create a presentation, colours, fonts, the position of the locator graphic device and various graphic elements have been programmed into the templates. This means that the creation of most slides is automated. However not all the slides in this template (e.g. section dividers and quotation slides) are included in the ‘Slide Layout Options’ when you choose to ‘insert’ a new slide into your presentation. These additional slides will need to be copied and pasted into your presentation from the original slide in this template. When printing to ‘black and white’, all colour elements will be converted to grayscale. You can preview how your presentation will print ‘black and white’ by choosing the preview option under the ‘view’ menu in PowerPoint. Title slide (Autolayout option: Title Slide) The title slide is preset in style by the ‘title master’. Graphic elements are fixed in position on the typographic grid. Text, which is also fixed in size and position, can be edited but should not be resized or the colour changed. The title slide master includes the BDO Teal colour as a background. This can be changed to any of the colours from the template’s colour palette except BDO Grey. BDO Blue, BDO Teal, BDO Burgundy, BDO Copper and BDO Fuchsia are all acceptable. Text should always be white. See also image title slide option (next slide)
Text slide with title and body text (Autolayout option: Title and Text) This slide exists as a ‘slide master’. Text is entered directly into the prompt boxes provided when a new ‘Title and Text’ slide is inserted from the Autolayout options. The ‘slide master’ also includes the correctly sized and positioned BDO logotype and other graphic elements. All the slide title text is in BDO Red, Trebuchet MS bold, upper case. Where there is a sub-heading, the second line should be changed to BDO Teal. Within body text, subheadings should be set at the same size in Trebuchet MS Bold, BDO Red. To advance to each level from the previous one, select ‘demote’ (green right arrow) on the ‘Outlining’ toolbar. To return to the previous level, select ‘promote’ (green left arrow) on the ‘Outlining’ toolbar. The ‘Increase indent’ and ‘Decrease indent’ on the ‘Formatting’ toolbar can also be used for this purpose. The starting position of the text is fixed but the text box will grow if text extends beyond the depth determined by the ‘slide master’. Care should be taken to keep text within the boundary of the bottom margin (see typographic grid ‘Ctrl G’). Start a new page if necessary. Note: The presentation footer includes the Client name, event details and the Presentation title. You can change these details. To make a change to the footer details, click ‘View’ from the PowerPoint menu bar. From the View menu, click on ‘Header and Footer’, a dialogue box will open. To change the Footer text, simply overtype the sample text that appears in the ‘Footer’ area of the dialogue box. The details will be updated on all presentation slides that include the footer text. It is not necessary to change any of the other options on this panel.

All bullet points are en dashes and in BDO Grey and subsequent lines of text are indented to maintain text alignment. Fourth level – Bulleted text set in 14pt. Trebuchet MS Regular in BDO Grey with single line spacing. This also includes preset additional .2 line spacing which appears between paragraphs. All bullet points are en dashes and are in BDO Grey and subsequent lines of text are indented to maintain text alignment. Within body text, subheadings should be set at the same size in Trebuchet MS Bold, BDO Red.
