Outlook for October
Based on historical trends, it is expected that the supply of properties for sale in October will increase as
buyer activity decreases. This normally occurs this time of year because people are focusing their attentions
elsewhere, such as children returning to school and preparing for the holiday season. Since mortgage
interest rates remain relatively low, however, it is anticipated that buyer activity will remain strong throughout
October, and perhaps even thru the end of 2013.
With this in mind – supply increasing and buyers aggressively shopping – Q4 of 2013 might prove very active!
Thus, it is reasonable to conclude that sellers should negotiate strong purchase offers with reasonable terms.
Buyers, on the other hand, should shop all available listings as supply is likely to increase in volume making
possible many acceptable alternatives to choose from.
Keep in mind…
 Residential home sales increased 20+% from September 2012 to 2013
 Median sales price increased $55K from September 2012 to 2013
 Median days to sell decreased 19+% from September 2012 to 2013
 Months of inventory is improving with declines seen throughout 2013 relative to 2012
 Active listings in September 2013 totaled 180, which is down 16.7% from August
 And, the sales/listing ratio remains stable at 49.4%

  • 22. Outlook for October Based on historical trends, it is expected that the supply of properties for sale in October will increase as buyer activity decreases. This normally occurs this time of year because people are focusing their attentions elsewhere, such as children returning to school and preparing for the holiday season. Since mortgage interest rates remain relatively low, however, it is anticipated that buyer activity will remain strong throughout October, and perhaps even thru the end of 2013. With this in mind – supply increasing and buyers aggressively shopping – Q4 of 2013 might prove very active! Thus, it is reasonable to conclude that sellers should negotiate strong purchase offers with reasonable terms. Buyers, on the other hand, should shop all available listings as supply is likely to increase in volume making possible many acceptable alternatives to choose from. Keep in mind…  Residential home sales increased 20+% from September 2012 to 2013  Median sales price increased $55K from September 2012 to 2013  Median days to sell decreased 19+% from September 2012 to 2013  Months of inventory is improving with declines seen throughout 2013 relative to 2012  Active listings in September 2013 totaled 180, which is down 16.7% from August  And, the sales/listing ratio remains stable at 49.4% Back to Table of Contents
