22. Challenges to Interpret TOD principles
Discussion is:
Discourse is currently only about building up density in TOD but not creating an urban-
form that is liveable;
How to create TOD which not only capitalises on the concentrations by increasing
density but at the same time does so responsibly, that is considering carrying capacities
of existing infrastructure, environmentally sensitive zones, heritage areas and needs of
people/ communities?
23. Challenges to Interpret TOD principles
Major Challenges are:
Develop Institutional mechanism to Capture the potential, monetize and regulate land
that comes under compact development;
• Develop land pooling mechanisms other than just acquiring;
• Re-imagining laying of street infrastructure both over and under ground, with
considerations for maintenance;
• Develop mechanisms to Identification of heritage (built natural and cultural),
its impact on the settlement and how the TOD needs to be sensitive in order
to conserve and protect;
Developing methodologies and guidelines that impact more than the physical aspects
like FSI, Ground coverage parking etc;
• Develop methodology to define use and design of public space; Street as a
public space in Indian context;
• Develop methodology to involve people and communities in decision making;
• Develop methodology to approach heritage and environmentally sensitive
areas;
