           Community Tenants
How can tenants
behavior be changed in
order to conserve energy,
reduce costs and recycle
as part of daily life in a
green community?
Understanding
   Tenants
THE PLAZA NORTH
331 East 29th street
          208 units
 diverse community
“What is green? I came
                     from green. Why would
I want to go back after
                     all the progress we have
                     made?.”

PLAZA NORTH tenant
“We are very green. We
recycle and turn our air
conditioning off when
we leave the house.
We like to go to the coffee
shop where it is nice and
cool so we don’t have to
run our air conditioning.”

                              PLAZA NORTH tenants
“I don’t like the lamps.
They are awful and I feel
like I am living in an
                     institution.”

PLAZA NORTH tenant
SURVEY RESULTS

                 - Tenants are aware of the global
                 concept of a green community,
but they are not aware that
                 their building is one.

                 - Lack of awareness that they
                 live in a green community.

                 - General awareness of some
                 energy efficiency tips, but they
are not being put into practice.
The majority of tenants
recycle and understand
the importance of it,
however not all tenants
are participating.
THE HARLEM BUILDING
  127 West 135th street
           10 buildings
    diverse community
“You keep coming here
                         and I don’t even know
                         who you are. Why would
                         you come in and make
                         this changes in a high
                         risk area? And then,
just leave it like this for
                         3 months?...”

OBSERVATIONS:

- Lack of awareness
WHY?
Lack of communication
RESULT:
Disengagement
Reframing
the problem...
Original Problem

                                     Visit Buildings

                            Survey

             Observations

Root of the problem
How can tenants
behavior be changed in
order to conserve energy,
reduce costs and recycle
as part of daily life in a
green community...
When there is a lack of
awareness due to
insufficient communication
between tenants, CDC’s and
property managers,
resulting on disengagement.

                                           SIGNAGE

In order to create awareness a variety of small
signs will be posted around the building to:
- highlight changes made to the building, in order
to make it green and its benefits

                              FINDING THE LEADER

An initiative to find a leader: interested tenants
will volunteer. Tenants will then vote for a
candidate.
The leader will serve as a liason between the CDC’s,
property manager and the tenants. He will engage
people to create consciouness of living in a green
community and will lead by example.
PLACE YOUR NAME HERE: Sandra Smith
WHY WOULD YOU BE A GOOD GREEN LEADER?
I would be a great leader helping the community understand
how can the became greener and with that have a better
live quality! Vote for me!

Create a challenge that will engage the whole
community by getting them to reduce energy
consumption, recycle properly or save water
during a 3 month period. The challenge will be
determined based on the area that needs more
attention. The reward will be based on a need that
will serve the building, such as a community garden.
