of nationally respected consultants in the disciplines of resource and land planning,

8. THE FORK
The 1,100-acre Fork Farm is located at the
confluence of two rivers in south-central
North Carolina. Field Sport Concepts,
affiliate McKee Carson worked with our
client to create a private agricultural,
equestrian and hunting preserve that was
both sensitive to the environment and
sympathetic to the site’s historical and
cultural resources. Included in the program
were sporting clays, a horse-breeding
program, CTA-caliber eventing venues,
continued agricultural use, extensive wildlife
habitat and husbandry efforts for dove,
duck, quail, pheasant, turkey and deer, and
a variety of architectural components that
mimic rural traditions.
Site analyses, conceptual design studies, soil
tests, and habitat and wildlife population
research converged in a charge to determine
the potential of the subject site to lend
itself to a well orchestrated establishment
of the envisioned programs. The
collaborative efforts of our diverse planning
team produced a comprehensive feasibility
study which identified the positive and
negative affects of various site conditions
on each individual program and their
relationship to one another.
The Fork Farm was the site of the three day
eventing trials for the 2008 Olympic trials.

14. SARATOGA
RACE COURSE
Located within the charming city of
Saratoga Springs, the Saratoga Race Course
is the oldest organized sporting venue
of any kind in the United States. The
New York Racing Association (NYRA)
retained Blackburn to prepare a master
plan of the Backstretch facilities as a long
range-planning tool in order to improve
operational efficiency, physical appearance,
security, and protect its historical heritage.
Based on a thorough assessment of the
backstretch facilities and operational
policies, Blackburn identified future project
improvements to preserve the integrity of
the Saratoga Race Course and its reputable
quality of racing throughout the world.

Sagamore Farm, historic home to Native
Dancer, known to the public as the
Galloping Grey Ghost, and considered
one of the greatest race horses of all
time, embodies all the farm was and will
be. A thoroughbred horse-breeding farm
originally owned by Alfred G. Vanderbilt,
II, it has held international recognition as a
premier breeding and training ground in the
thoroughbred industry. The current owner
plans to restore the farm to its former
world-class status and was very clear about
his vision for the property, saying simply,
“We are looking for winners, period. That’s
our only goal.”
Affiliates Blackburn Architects and McKee
Carson provided project direction and
site design services for the restoration and
renovation of the facilities to meet the
needs of a modern equine facility with a
careful eye and a measured respect for the
history of the farm. Blackburn Architects
is providing architectural services for the
renovation of two existing barns including
a 16-stall foaling barn and a 20-stall
broodmare barn. The project incorporates
several sustainable elements including re-
use of original building materials, natural
lighting and ventilation to reduce the
energy demand of the buildings, and use
of recycled materials. In 2011, Blackburn
provided architectural design services for a
new 24-stall training barn. McKee Carson
provided preliminary analysis work along
with site design services including the
redesign of the gates and entrances and
several spaces within the interior of the
farm.

Located twenty minutes south of
Charlottesville, Virginia, Bundoran Farm
and its 2,300 acres of pasture, orchards,
and woodlands present a place that is
both breathtaking in its natural beauty
and classically Piedmont. Unique in both
concept and execution, Bundoran Farm
represents a rural community that combines
farmland and forest preservation with
limited residential development.
The Bundoran program places the property
under an intricate regime of easements and
deed restrictions, ensuring the preservation
of the farm’s character and function. Fee
simple property owners allow restricted
easements and protective overlays on their
property. In exchange the farm protects and
maintains large contiguous areas for pasture,
recreation and forestry, guaranteeing the
future viability of all these functions. Thus,
property owners protect their investment
and gain access to the larger maintained
property.
From conceptual master planning to
detailed construction documentation and
engineering of systems such as alternative
storm water management and conscientious
road design, Field Sports Concepts’ affiliate
company McKee Carson has worked with
Qroe Farm Preservation Development to
create a community that will enjoy, protect
and enhance the working farm and all its
natural resources.

32. DEVINE RANCH
Located on a stunning 80-acre site in Aptos,
California, Devine Ranch is designed with
the temperate climate, ocean breezes, and
scenic overlooks in mind. The eight-stall
barn lies in close proximity to the new
residence, also designed by Blackburn
Architects. The site plan includes a new
outdoor arena, covered round pen, and two
service buildings to complete this first-class
equestrian facility.

38. JEBEL ALI
RACE COURSE
Located on 300 acres, the Jebel Ali Race
Course is one of Dubai’s premier racetracks.
Blackburn Architects provided equestrian
design consultation to Burt Hill for the
renovation and relocation of the equine
facilities. The program intends to replace
the existing stables, support facilities,
grandstands, and related amenities in order
to bring state-of-the-art design to the
racecourse. The new equestrian center will
serve an adjacent residential community as
well as the surrounding Dubai community
with equestrian activities and thoroughbred
racing. Phased development allows the
racing season to continue uninterrupted.
Burt Hill will design the new grandstands
and Blackburn will redesign stables for over
100 horses, staff housing, training facilities
as well as all administrative, service, and
maintenance facilities.

42. Located in Loudoun County along the
banks of the Potomac River, this 24-stall
barn and indoor arena is host to equestrian
events and family gatherings. Amenities
include barn offices, lofts, and a 125 by 200
square foot indoor arena with a viewing
area for observers. The equestrian facilities
can also be viewed from the sundeck of the
award-winning Bank Barn that overlooks
the valley and equestrian facility below.
The program includes a service barn and
outdoor paddocks.

Fox Hollow Farm encompasses nearly 400
beautiful acres north of Detroit, MI in the
equestrian-oriented township of Metamora.
With undulating topography, rich hydrology
(including a river, trout streams, ponds, and
wetlands), old farm fields, and thick stands
of hardwood and evergreen forests, the
property provides its owners with countless
outdoor recreation opportunities. To take
full advantage of the site’s natural resources,
the client has assembled a top notch design
team consisting of three FSC affiliates:
Blackburn Architects, McKee Carson, and
John Higgins.
McKee Carson is responsible for the site
master planning, developing the landscaping
plan, and the network of hiking and ATV
trails. Blackburn Architects designed the
equestrian facilities and the 25,000 s.f.
clubhouse. John Higgins designed the
course site, layout, pathway, field buildings
as well as target sequencing. The sporting
clays course is one of the very few in the
world that is truly an “all weather” course.
Each shooting field has a covered area to
shoot from and a “gallery” area behind the
shooting stand. The game field station or
“Covey Rise” field even boasts a large stone
fireplace and has a total of eight clay target
machines. The other field’s present targets
that best simulate game birds in various
parts of the world and present many
angles and speeds from multiple clay target
machines.

Located in the Texas Hill Country, this
16-stall barn features local “Austin Stone,”
heavy timber framing, and natural wood
trim that blends with the landscape. The use
of a deep perimeter trellis, steep roof with
continuous ridge venting, and a translucent
skylight on the north face provides
abundant natural filtered light and vertical
ventilation.

60. TERRA CHULA
Field Sport Concepts, affiliate McKee
Carson worked closely with the client,
Summerour Architects, wildlife biologists,
surveyors, and a host of contractors
to master plan nearly 1,800 acres. The
property is bordered to the north by Piscola
Creek. The varied topography is highlighted
by mature oak specimens and four large
cypress ponds comprising approximately 50
acres of the property.
The overarching vision shared by the client
and design team was to create a place in
which one can relax and enjoy the serenity
and beauty of this property. Thus all
elements, from the architectural vernacular
to the wildlife habitat improvements, seek
to lay lightly upon the landscape while
evoking a sense of permanence.
In implementing the team’s master plan,
our offices again worked with Summerour
to design both the lodge and shooting
facilities. Responsibilities on the lodge
and guest cottages included entry court,
pool, terrace, and garden design. With
Summerour, Field Sport Concepts carefully
designed the equestrian facility - complete
with a riding ring, paddocks, a 12-stall
horse barn – the maintenance barn and the
kennels to ensure proper circulation. These
efforts, coupled with the re-establishment
of native grasses on the plantation and
development of perimeter food plots,
combine to create a first-class hunting
experience.

Originally on a 200-acre parcel of lush green
rolling hills in Kentucky horse country
between Layette and Bourbon Counties,
Monticule Farm was named for the French
word for a small mountain. Blackburn
Architects worked with famed landscape
architect Morgan Wheelock to develop the
property, now over 600-acres, into one of
the industry’s best commercial breeding
facilities. Blackburn designed a 20-stall
broodmare barn and a 16-stall yearling barn
in the style of other large Kentucky horse
farms from the 1940s. In 2008, Blackburn
developed a master plan and concept design
for a stallion barn complex, which consisted
of four 4-stall barns and a breeding shed.

The Max McGraw Wildlife Foundation sits
on 1224 acres of hardwoods, prairies, lakes,
gravel pits and streams, on the Fox River in
Dundee, IL. Field Sport Concepts affiliate
John Higgins was asked to do a complete
re-design of the sporting clays, trap and
skeet facility to modernize and improve the
layout. The design requirements had to
take into account very limited space at the
old gun club site. With careful planning a
ten station sporting clays course combined
with a 5-Stand, Game Field as well as a trap
and skeet field were included in the finished
redesign. Since the changes to the course
have been made usage has at least tripled
by the members and more plans are in the
works to expand the facility.
John Higgins also developed a complete
recreation master plan for the entire facility,
including major redesign and improvements
to the lodge and club house. The
implementation of these recommendations
resulted in a significant increase in usage
and membership.

Blackburn Architects has been retained to
provide a master plan and concept design
for a new equestrian facility on the Island
of Corfu in Greece for The Silva Project,
a therapeutic riding center for children and
adults with physical and mental disabilities.
The center will establish a breeding
program for the Skyrian pony, a rare and
ancient breed of horse found only in
Greece. The firm will team with local Greek
architect, Arseni Ringas of Corfu. The
program includes a covered arena, public
observation area, four five-stall barns,
tack rooms, café, offices, amphitheater,
community center with meeting rooms,
dining facility and a pool. In addition, there
will be a residential community with 25 two-
bedroom bungalows.

80. IN THE SUN
Based in Upstate New York in the
village of Saugerties, Horse Shows In
The Sun, Inc. (HITS) is a special events
management company with its primary
focus on producing hunter/jumper horse
shows. Since its beginning in 1982, HITS
has grown into a nationwide company,
producing hunter/jumper horse shows in
California, Florida, Arizona, New York,
Virginia, and Nevada. Blackburn Architects
was asked to design the show grounds,
including offices and other buildings, at the
proposed Saugerties show-grounds site.

Field Sport Concepts affiliates Blackburn
Architects and McKee Carson were hired
to provide master planning and conceptual
design services for this 800-acre park
designed for several equestrian uses. Phase I
provides public open space, including park
access and parking, and proposes an internal
trail system that will allow users to connect
to a larger county-wide trail network. Field
Sport Concept’s master planning services
for Phase II includes the design of four
outdoor arenas, competition facilities, a
steeplechase course, a polo field, an indoor
riding arena, and temporary stabling for 800
horses.

90. LITTLE MOUNTAIN
RANCH
The vision for the 1,800-acre Little
Mountain Ranch was to create a multi-
functional retreat for the owner; a place
of respite and recreation designed to meet
the needs of a growing family today and
into the future. McKee Carson cultivated
this vision in a master plan that employs
conservation easements, enhances
ecologically sensitive areas, and introduces
new rural recreational pursuits which can be
enjoyed by family, friends and visitors alike.
The master planning process began
with a comprehensive analysis of the
site’s geographic, cultural, and historical
context. Resource maps and narratives
of Highland County were chronicled
and site analyses conducted on local
ecology, plant communities, terrain and
solar aspect. Evaluation of the site’s
opportunities and constraints associated
with the programmatic goals led to
further exploration and revelation of
the site’s unique character. A thorough
understanding of the natural and cultural
influences, site context, existing conditions
and programmatic goals all contributed
to the unique landscape language that was
developed for this master plan.
In order to revive the ranch’s trout
habitat, Field Sport Concepts affiliate
Trout Headwaters, Inc. participated in the
evaluation of riparian and river restoration
efforts for a one mile stretch of river within
the property boundary.

96. MIAMI UNIVERSITY
EQUESTRIAN CENTER
A master plan was created by Blackburn
for a new equestrian center at the Miami
University of Ohio. The new center is
expected to include stalls for up to 60
horses, an indoor 100 by 300 ft. riding
arena with spectator seating for up to 5,000,
administrative offices, classrooms, tack
rooms, and locker rooms.

100. UNIVERSITY
Blackburn Architects was consulted to
provide master planning and design services
for an equine sports medicine complex as
part of their veterinary science program.
The plan includes an indoor arena, two
treadmills, and a seven-stall barn for the
treatment and training of all breeds of
sport horses and thoroughbreds. Blackburn
Architects teamed with local architects,
Brent Bowman and Associates.

104. LAKE ERIE COLLEGE
EQUINE CENTER
Located on a gently sloping site with an
expansive view of the lake, Lake Erie
College’s Equestrian Center is home to
their well-known Equine Studies Program.
Having outgrown their current facilities,
LEC planned to renovate their existing
indoor arena and build a new arena, barns,
classrooms, show areas, service buildings
and paddocks, effectively doubling their
capacity. To allow for the most paddock
space possible, the new arena, barns, show
and educational spaces were attached to the
existing arena and connected to each other.
This would also protect people and horses
from brisk breezes off Lake Erie, especially
during the cold winter months. To scale
down the massing of the large proposed
buildings, the barns and support spaces
were broken down into smaller units that
gave the impression of buildings on a more
human scale, while still being functionally
connected.

Equestrian Services to plan and design
The Oaks, a 1,222-acre site in the Lake
City area of Columbia County, Florida.
Our goal was to maintain the agrarian
character and quality of place of the
surrounding landscape and set a precedent
for future development in the region.
Preserving the vernacular landscape we
have expanded upon critical features and
systems such as wetlands, ponds, vegetation
and hydrological elements. Residential
components are clustered, minimizing
infrastructure and protecting open space.
Additional amenities include a twenty-four
stall barn, competition-quality riding arenas,

Blackburn Architects partnered with
the non-profit San Francisco Stables
Foundation (SFSF) to provide design

equestrian center for the greater Bay Area
community.

The renowned arts and design college has
sought Blackburn for master plan and
conceptual design to improve and expand
the current facilities at the Ronald C.
Waranch Equestrian Center. Blackburn is
designing two new barns (expected to house
between 30 to 60 stalls) with an attached
classroom as well as an open but covered
riding arena with an observation area on
two sides.

RACECOURSE
Located near Charlottesville, Virginia
on scenic Garth Road, the Foxfield
Race Course runs both spring and fall
steeplechase races and hosts several other
large-scale outdoor community events.
Raymond Woolfe of Field Sport Concepts
was commissioned to design and supervise
construction of a first-rate facility like
none other in central Virginia. Major
site elements include an NSA-sanctioned
steeplechase racecourse, turf course, fence
lines and all official structures, including
stables, saddling paddocks, maintenance
buildings and spectator/sponsor areas able
to accommodate crowds of over 20,000.
Additionally, Field Sport Concepts, in
partnership with McKee Carson, designed
parking areas, traffic approaches, entrance
ways and deceleration lanes capable
of handling such crowds. Following
completion of the facility, Mr.. Woolfe’s
role extended to direct management
of the facility for 5 years, involving the
planning, organization and management of
events and day-to-day operations. Later,
Field Sport Concepts was retained post-
construction as a consultant for the grounds
and facility to investigate parking and
circulation options.

124. GREYSTONE
EQUESTRIAN CENTER
Located on a beautiful existing farm in
Victoria, this project was a new commercial
equestrian facility. Because of its proximity
to the Pacific Ocean, the climate is
temperate and rainy. The project was
designed to take advantage of prevailing
local winds as well as to focus the attention
on the best views overlooking a small
pond and the hills beyond. Included in this
project are two 20-stall barns for boarding
and schooling horses, a round pen, two
indoor arenas for hunter/jumpers and
dressage, a health club, and a restaurant.

MOUNTAIN
The terrain and landscape typology of
the Alleghany Highlands of northwestern
Virginia couple with remarkable habitat to
create an extraordinary outdoor recreational
opportunity. The area is home to the million
acre George Washington National Forest,
the Homestead Resort, Lake Moomaw, and
the renowned trout waters of the Jackson
River. Near the Jackson River tailwaters of
Gathright Dam are 600+ acres of privately
held Crown Grant property.
McKee Carson and Field Sport Concepts
was charged with master planning the
property and establishing the vision for a
low-density fishing and conservation estate
community. Spending days on site and on
the river, our team sited approximately
twenty optimal home sites and countless
community gathering areas. Each home
site will benefit from a complete cross
section of local ecology – from the height
of a climax forest, through understory,
hedgerow, meadow, and stream. Community
amenities are considered in hierarchy – a
multi-seasonal cabin/clubhouse, shelters,
natural riverside plots, and a series of trails
that meander along the Jackson, through
newly established warm season meadows
and orchards, and along the mountain ridge.

Playa Secreta has been invrisioned as the
premier resort and residential destination
in the Central American county of El
Salvador. The coastline offers almost five
miles of water footage on an undulating
shoreline that includes both beaches and
rocky cliffs. It’s been designed as a series
of living villages, with residential pads, hotel
sites, a marina and entertainment core, 18
championship golf holes, shooting sports,
fishing, equestrian activities, a chapel and
arts community, and a village for local
workers and residents.

Located a half hour southwest of Calgary,
Alberta, in the gorgeous rolling foothills of
the Canadian Rockies, Millarville is the site
of Canada’s oldest racetrack, home for over
a hundred years of the Millarville Races,
and the more recent Millarville Rodeo.
The project includes master planning and
concept design for a six-stall foaling barn
with double-sized stalls; a 12-stall training
barn with a barn office, lounge, tack room,
locker storage, feed room, work room,
wash and grooming stalls, and farrier/
veterinarian work space. Other structures
include an enclosed 100’ by 200’ riding
arena with an enclosed observation area
and a covered connector to the barn; an
enclosed round pen attached to the barn
and arena complex; an enclosed treadmill
room attached to the barn complex;
equipment storage structure for vehicles
and farm equipment; and hay and bedding
storage. The design creates a facility that
can be operated throughout the year despite
Canada’s extreme winter weather.

Shoal Bay Villas will be an upscale hotel and
condominium development overlooking
Anguilla’s famous Shoal Bay. Rated among
the top ten beaches in the world by Conde
Nast Traveler and Travel + Leisure magazines,
Shoal Bay beach is already a must-see
destination for visitors to the island. When
fully complete, Shoal Bay Villas will also
feature a boardwalk and arrival promenade
with several shops, restaurants and bars
to service the popular beach as well as the
hotel and condos.

146. MILL MOUNTAIN
FA R M
Mill Mountain Farm is located in the
mountain region of Southern Albemarle
County, Virginia. The owners wanted FSC
affiliate McKee Carson to create a unique
home and garden on the 600 acre property
that accommodates a growing family while
acknowledging the landscape typology.
On a physiographic scale the landform at
Mill Mountain can be interpreted as one
gesture – that of a bowl or basin with water
pouring from its sides.
The ecological communities at Mill
Mountain (forest, riparian edge, and
meadow) can be seen as separate but the
function of each is inherently connected
to the others and to the larger ecosystem
in which they are situated. The richness
of Mill Mountain’s ecology provides a
distinct, multi-layered vernacular that
influences design decisions. Designing
in an ecologically-conscientious manner
that recognizes the landscape and the
architecture as a cohesive whole is our
charge and is essential to the success of Mill
Mountain as a place specific.

152. SHRINE MONT
Shrine Mont Conference Center is a 1,080-
acre conference and retreat facility owned
and operated by the Episcopal Diocese
of Virginia. Significant to the property
is its northern boundary shared with the
George Washington National Forest. Most
fundamental to the ministry at Shrine Mont
is the notion that the Conference Center
remain “a place apart for rest, devotion and
fellowship.”
Field Sport Concepts affiliate McKee
Carson prepared a comprehensive
resource management plan and economic
development program for the Conference
Center. In addressing the present and future
needs of the Conference Center proper and
protective management strategies for the
adjacent forested areas, the study included
analyses of user needs, site constraints,
cultural and historical resources, land
use, cost benefits, and cash flow models.
Graphic studies included alternative
development concepts, master land use
plan, phasing plans, and environmental
compatibility reports.

Panorama Farms is a true example of
farmland preservation. Comprising 1,038
acres, it is located along the South Fork
of the Rivanna River and adjacent to the
Rivanna Reservoir, the primary source of
public potable water for Charlottesville/
Albemarle County. Its owners, recognizing
the futility of small farm cattle production
at the time, elected to develop a small
portion of the property into low-density
residential use with the stipulation that
such development would protect the
reservoir through the use of low-impact
development strategies and conservation
easements. As a result, a cluster residential
plan far removed from the reservoir was
implemented leaving more than 800 acres
permanently dedicated to agriculture and
outdoor recreational activities. This was the
first residential development of this type
in the County of Albemarle and was an
early precursor for the Rural Preservation
Development Ordinance.
Today, the undeveloped portion of the
farm serves as a cultural amenity for the
region. The farm and its picturesque rolling
terrain hosts numerous cross-country
invitationals and dual meets, bringing in
teams from all over the state. Income is
also derived from fee-based mountain bike
trails, seasonal dove hunting and, most
significantly, a thriving composting business
that serves the Central Virginia region.
Inspired by the owner’s dedication to and
strong belief in conscientious planning
and rural land protection, our team
employed innovative solutions to create this
economically viable and environmentally
responsible land-use model in lieu of a
traditional by-right residential subdivision at
Panorama Farms.
