Recently we have had more than a dozen hotel and resort enquiries in our
office, to design small 3 star hotels all over the Indonesian archipelago.
Not only is there an obvious lack of supply of good, clean and affordable
accommodation in the provinces, but also there are many new developers in
this industry that made their money in other booming businesses in Indonesia.
The onslaught of hotel development in Indonesia is not an isolated event but
part of a chain reaction that started with the burgeoning budget airlines in
Asia. The Jakarta Post recently reported that an additional 50.000 rooms,
shall come into the market in the next year.
I have travelled to remote places for many years since the late 80’s and I
have observed that today, aided by the online reservation, e-tickets, credit
card payment and so on, flying and travelling in general, has never been
easier, cheaper and faster. Privatisation of the once government dominated
airline industry, has spurred new airport construction, as well as hotels and
resorts. Coincidently it is during this time also that the world population has
reached 7 billion and growing!
The competition among hotels is fierce especially when most of the avid
international travellers are going through an economic recession. One only
has to look up Agoda, Trip Advisor or Hotel.com and can virtually see the
choice of hotels available anywhere in the world. For new hotel developers, it
is important to create a strong sense of a potentially unique experience, when
staying in their hotel. Branding, location, reputation, pricing, in that order, are
all important, since most hotels are promising to offer great rooms, spas,
modern or unique designs and locations.
At the other end of the scale, the hotel and resorts that can only be described
with superlatives, are not affected by the recession, as the rich will stay rich.
In this edition of AQ, we have displayed an array of available hotels and
resorts when money is no object. We have also shown hotels with unique
locations or architecture that may be the key to stay ahead of the competition.
In the Indonesian Property Exposition early September in Jakarta, “condotels”
for small investors, were offered in almost every stand. I guess this is the 21st
century version of “time-share”. One basically can own a hotel room or more
and release it back to the operating management to sell it with a minimum
guaranteed annual income. Plus of course the prestige of having a hotel
room on stand-by at all times, at least at short notice. This has drastically
changed the traditional 7-10 years return on investment model, investors
used to struggle with, in the past.
So be prepared for a large number of new and exciting hotels in all categories
all over the world and Indonesia in the next year or so. All hotels are out
doing each other in the superlatives, being the most luxurious, the tallest,
the most unique, the best location and the list goes on. This is good news for
the consumer as even in the budget hotel category, creative ideas and good
design is now, a must.

Hotels turn to artists’touch to lure guests

the hospitality industry, hotel
chains are going the extra mile
to stand out among their rivals.
Artotel Indonesia, for example,
has added unique and colorful
decorations to every hotel it
operates, and claims to be the
one player in Indonesia that
makes the best use of art in its
hotels.
“We fully integrate art in our
hotels since art can create an
value added experience for our
customers. By using art, we
can create a new and different
atmosphere that adds comfort
and convenience,” Artotel
Indonesia corporate general
manager Eduard R. Pangkerego
told The Jakarta Post.
Hotel numbers have continued
to increase in the country’s major
cities. It is estimated that an
additional 50,000 new rooms will

that opened in July 2012. “Response from the market has been good as we
have maintained on average a 84 percent occupancy rate till today,” Eduard
said.

art in the hotel,” Artotel Thamrin
public relations manager Heni
Juniarti said, adding that the hotel
would launch on Oct. 17 this year.
Artotel Indonesia’s first property
open across the archipelago next year. According to the association of the
Indonesian hotels (PHRI), there are currently about 285,000 star-rated
hotel rooms available. “This is very important because in the end, when
supply in the market is high and people have a lot of choices, they will pick
accommodations that are unique and provide good service.”

The company is currently constructing two properties in Cikarang, West Java
and Sanur, Bali, that are expected to open next year. It plans to expand the
chain to Palembang, Makassar and Kendari over the next few years. Another
player incorporating art in its hotels is Tauzia Hotel Management through its
new brand Yello Hotel.
Tauzia spokeswoman Yani Sinulingga said the company had decided to blend
street art into its Yello accommodation as it was the perfect way to target
the booming middle-class market in the country that sought freedom through
arts. “We want to showcase freedom of expression in addition to urban art.
Our artistic atmosphere with distinctive bright colors and cutting edge design
will bring in a whole new market ,” she said.
Just as with Artotel, Yello will incorporate street art in its lobby, rooms and
meeting rooms. Fourteen Yello Hotel properties are being developed in major
cities across Java and Bali, with its first one, Yello Seminyak (Bali), set to
begin operations in the first quarter of 2014.
The firm was optimistic that its art-themed hotel would pull in a 70 to 80
percent occupancy rate despite the highly competitive market, she said.
A hotel in Jakarta that has included art to help enhance its services is the
upscale Pullman Central Park in West Jakarta.
It was distinctively designed with an “Industrial Raw” concept, a cross
between a modern museum and a designer signature hotel. Pullman Central
Park’s marketing communication executive, Arditiya Chandra Putra, said
the art concept had been a success as the hotel was able to maintain its
80 percent occupancy rate on the weekends when most hotels had seen
decreased rates.

This 4,300-square-foot suite dreamed up by architects I.M Pei and Peter
Marino spans the entire 52nd floor of the Four Seasons Hotel, offering an
incomparable 360-degree Manhattan skyline view from four glass balconies
and practically every room.

What is luxury ?
Luxury when related to a hotel, can be understood as a place that gives
extraordinary comfort, is elegant, enjoyable and of high quality.
What determines a hotel to be luxurious ?
Luxurious interior design is determined by its artwork and accessories.
Facilities that pamper the person with comfort. Technology that is applied
lavishly to all the spaces. Reputable hotel operator that manages the hotel.
Based on the above why does Ty Warner Penthouse at the Four Seasons
hotel in New York is classified as a luxurious suite ?
This penthouse is the highest suite in Manhattan, New York, one of the most
popular cities in the world. This penthouse has a 360 degree view of the city
and a total area of approximately 400m2.
Its interiors uses chosen materials such as marble, fabric, sanitary fixtures
and materials that absolutely determines the luxury of this penthouse. The
finishing touches and details on the furniture, walls and floors and accessories
that are gold plated. Artwork that are specifically created by artists such
Deborah Thomas and Francois-Xavier LaLanne to be enjoyed by guests.
The penthouse is equipped with a personal gym and spa. Technology is
applied to such conveniences as remote controlled fire place and lighting.

So what about the La Cupola Suite, at the Westin Excelsior in Rome ?
The La Cupola in Rome, Italy, has a view of Via Venetto, one of the most
famous and expensive streets in Rome.
The interiors are inspired by Rome's palaces and villas from the renaissance
period. This suite is also very spacious with a private spa, jacuzzi and a mini
theatre. Starwood, that manages the hotel, also operates other luxury brands
such as Sheraton and W hotel.

THE ROTATING TOWER IN DUBAI

degrees every 90 minutes.

The idea was originally mooted in 2008 but was
put on hold as the financial crisis shocked the
emirate’s property market.
If successful, the project will be the first real estate
development in the world where apartments are
not categorised by their differing views.
Surprisingly, the man behind the idea, David
Fisher, has never before built a skyscraper, yet
he is planning similar towers for Moscow, Paris,
London and New York.
“I did not design skyscrapers, but I feel ready to
do so,” Fisher, founder and chairman of Dynamic
Architecture Group, said in an interview with
Associated Press. “You can build anything.”

Powering the building’s constant turning will be
several wind turbines on the roof, generating
electricity for the structure’s movement as well
as for its residents.
Penthouse occupants will be able to park their
cars in their apartments, thanks to specially
designed lifts.
A UK newspaper has estimated the tower will
cost $541 million to build, although official details
including cost, location and completion date are
yet to be confirmed.

PALACIO DE SAL
Located about 220 miles south of Bolivia’s capital
La Paz, the hotel was built using about 1 million
14 inch salt blocks which were used for the floor,
walls, ceiling, beds, tables, chairs, sculptures
and more. But don’t try to lick the walls; the hotel
has a rule prohibiting it since licks can degrade
the blocks and hence degrade the hotel. The
hotel offers a variety of wonderful amenities to
pamper its visitors including a dry sauna, steam
room, saltwater pool and whirlpool baths. Enjoy
a relaxing massage after your sauna or steam
room sessions at the Palacio de Sal’s marvellous
spa.

Built out of salt blocks, the amazing Palacio de
Sal (Palace of Salt to English folks) is located
at the edge of the Salar de Uyuni, the world’s
largest salt flat. The Salar de Uyuni has long been
a popular tourist attraction for travellers around
the world. Due to the scarcity of construction
materials in the area the hotel was created out of
the one material that is plentiful in area.
The first hotel was built between 1993 and 1995
and soon became a popular tourist destination
featuring 12 double rooms, a common bath and
no shower. Due to its original location in the
center of a desert there were various sanitary
and environmental issues that cause the hotel to
be dismantled in 2002.
In 2007 a new hotel was created at a new location,
some 25km from the town of Uyuni and it was
given the name Palacio de Sal.

ICE HOTEL
It’s an unusual idea – every year a 5,500 square meter hotel is temporarily
‘borrowed’ from Sweden’s River Torne and come spring, the rooms and suites
are returned to the river to be washed out to sea. The temporal Swedish
ICEHOTEL is a complex built from ice, with a different design every year.
Each winter it hosts guests and houses a collection of bespoke ice-art,
created by selected artists from around the globe.

100 people then set to work, they use ice blocks to partition the labyrinthine
vaults into rooms, while the artists use begin to create their ice-pieces and
sculpted rooms. To ensure quality of construction, the hotel is opened in
sections as it is built, one every weekend throughout December, with the ice
chapel opening on Christmas Day.
When the hotel finally opens, it usually sees between 50,000 and 60,000
guests before closing again in mid-April. For those staying in the hotel, bed-
time entails wrapping-up in thermal underwear, wooly hats and a sleeping
bag, and lying on blocks of ice covered by reindeer hide, safe in the knowledge
that thanks to the density and insulating properties of snice their room will
never drop below a balmy minus eight degrees Celsius (17ºF).
Ninety percent of the material to construct the ICEHOTEL comes from the
river Torne – one of Europe’s last unexploited rivers. The river begins its
annual freeze in October, and by March the ice is thick enough for the people
of ICEHOTEL to descend upon it and start work, filling their warehouse with
4,000 tonnes of ice-blocks.

ICEHOTEL all started back in 1989, when founder Yngve Bergqvist organized
a ice-sculpture workshop to attract tourists to the small village of Jukkasjärvi
during the unpopular dark winter months. Their first project was an 60-sqare-
metre igloo, named ARTic Hall. The igloo, proved so popular that it was rebuilt
annually, and eventually people started to ask the obvious question; “Can I
sleep in it?” Since then, ICEHOTEL has grown into a worldwide franchise,

of the hotel, which this year has 65 rooms. The structure of the building is
made from 30,000 cubic metres of ‘snice’ – a precision engineered snow/ice,
made from a mixture of air and river water. Once October arrives, large metal
moulds are erected on site and snice is sprayed upon them, hardening and
compacting over a few days before the moulds are removed. Inside, some

litter of ICEBARS, dotted around the globe in cities such as Copenhagen and

  • 5. Recently we have had more than a dozen hotel and resort enquiries in our office, to design small 3 star hotels all over the Indonesian archipelago. Not only is there an obvious lack of supply of good, clean and affordable accommodation in the provinces, but also there are many new developers in this industry that made their money in other booming businesses in Indonesia. The onslaught of hotel development in Indonesia is not an isolated event but part of a chain reaction that started with the burgeoning budget airlines in Asia. The Jakarta Post recently reported that an additional 50.000 rooms, shall come into the market in the next year. I have travelled to remote places for many years since the late 80’s and I have observed that today, aided by the online reservation, e-tickets, credit card payment and so on, flying and travelling in general, has never been easier, cheaper and faster. Privatisation of the once government dominated airline industry, has spurred new airport construction, as well as hotels and resorts. Coincidently it is during this time also that the world population has reached 7 billion and growing! The competition among hotels is fierce especially when most of the avid international travellers are going through an economic recession. One only has to look up Agoda, Trip Advisor or Hotel.com and can virtually see the choice of hotels available anywhere in the world. For new hotel developers, it is important to create a strong sense of a potentially unique experience, when staying in their hotel. Branding, location, reputation, pricing, in that order, are all important, since most hotels are promising to offer great rooms, spas, modern or unique designs and locations. At the other end of the scale, the hotel and resorts that can only be described with superlatives, are not affected by the recession, as the rich will stay rich. In this edition of AQ, we have displayed an array of available hotels and resorts when money is no object. We have also shown hotels with unique locations or architecture that may be the key to stay ahead of the competition. In the Indonesian Property Exposition early September in Jakarta, “condotels” for small investors, were offered in almost every stand. I guess this is the 21st century version of “time-share”. One basically can own a hotel room or more and release it back to the operating management to sell it with a minimum guaranteed annual income. Plus of course the prestige of having a hotel room on stand-by at all times, at least at short notice. This has drastically changed the traditional 7-10 years return on investment model, investors used to struggle with, in the past. So be prepared for a large number of new and exciting hotels in all categories all over the world and Indonesia in the next year or so. All hotels are out doing each other in the superlatives, being the most luxurious, the tallest, the most unique, the best location and the list goes on. Artotel Indonesia, for example, has added unique and colorful decorations to every hotel it operates, and claims to be the one player in Indonesia that makes the best use of art in its hotels. “We fully integrate art in our hotels since art can create an value added experience for our customers. By using art, we can create a new and different atmosphere that adds comfort and convenience,” Artotel Indonesia corporate general manager Eduard R. Pangkerego told The Jakarta Post. Hotel numbers have continued to increase in the country’s major cities. It is estimated that an additional 50,000 new rooms will is ArtotelSurabayainEastJava,a106-roomurbanstreet-styleaccommodation that opened in July 2012. “Response from the market has been good as we have maintained on average a 84 percent occupancy rate till today,” Eduard said. “Since art can create an value added experience for our customers. Artotel Indonesia’s first property open across the archipelago next year. According to the association of the Indonesian hotels (PHRI), there are currently about 285,000 star-rated hotel rooms available. “This is very important because in the end, when supply in the market is high and people have a lot of choices, they will pick accommodations that are unique and provide good service.”

It plans to expand the chain to Palembang, Makassar and Kendari over the next few years. Another player incorporating art in its hotels is Tauzia Hotel Management through its new brand Yello Hotel. Tauzia spokeswoman Yani Sinulingga said the company had decided to blend street art into its Yello accommodation as it was the perfect way to target the booming middle-class market in the country that sought freedom through arts. “We want to showcase freedom of expression in addition to urban art. Our artistic atmosphere with distinctive bright colors and cutting edge design will bring in a whole new market ,” she said. Just as with Artotel, Yello will incorporate street art in its lobby, rooms and meeting rooms. Fourteen Yello Hotel properties are being developed in major cities across Java and Bali, with its first one, Yello Seminyak (Bali), set to begin operations in the first quarter of 2014. The firm was optimistic that its art-themed hotel would pull in a 70 to 80 percent occupancy rate despite the highly competitive market, she said. A hotel in Jakarta that has included art to help enhance its services is the upscale Pullman Central Park in West Jakarta. Dubai’s towering and record-breaking skyline could be about to change once more if plans for the world’s first rotating tower finally come to fruition. If successful, the project will be the first real estate development in the world where apartments are not categorised by their differing views. Surprisingly, the man behind the idea, David Fisher, has never before built a skyscraper, yet he is planning similar towers for Moscow, Paris, London and New York. “I did not design skyscrapers, but I feel ready to do so,” Fisher, founder and chairman of Dynamic Architecture Group, said in an interview with Associated Press. “You can build anything.” Dynamic Architecture DynamicArchitecture Powering the building’s constant turning will be several wind turbines on the roof, generating electricity for the structure’s movement as well as for its residents. PALACIO DE SAL Located about 220 miles south of Bolivia’s capital La Paz, the hotel was built using about 1 million 14 inch salt blocks which were used for the floor, walls, ceiling, beds, tables, chairs, sculptures and more. But don’t try to lick the walls; the hotel has a rule prohibiting it since licks can degrade the blocks and hence degrade the hotel. The hotel offers a variety of wonderful amenities to pamper its visitors including a dry sauna, steam room, saltwater pool and whirlpool baths. ICE HOTEL It’s an unusual idea – every year a 5,500 square meter hotel is temporarily ‘borrowed’ from Sweden’s River Torne and come spring, the rooms and suites are returned to the river to be washed out to sea. The temporal Swedish ICEHOTEL is a complex built from ice, with a different design every year. Each winter it hosts guests and houses a collection of bespoke ice-art, created by selected artists from around the globe. Quebec Ice Hotel 100 people then set to work, they use ice blocks to partition the labyrinthine vaults into rooms, while the artists use begin to create their ice-pieces and sculpted rooms. To ensure quality of construction, the hotel is opened in sections as it is built, one every weekend throughout December, with the ice chapel opening on Christmas Day. When the hotel finally opens, it usually sees between 50,000 and 60,000 guests before closing again in mid-April. For those staying in the hotel, bed- time entails wrapping-up in thermal underwear, wooly hats and a sleeping bag, and lying on blocks of ice covered by reindeer hide, safe in the knowledge that thanks to the density and insulating properties of snice their room will never drop below a balmy minus eight degrees Celsius (17ºF). Ninety percent of the material to construct the ICEHOTEL comes from the river Torne – one of Europe’s last unexploited rivers. The river begins its annual freeze in October, and by March the ice is thick enough for the people of ICEHOTEL to descend upon it and start work, filling their warehouse with 4,000 tonnes of ice-blocks. Their first project was an 60-sqare- metre igloo, named ARTic Hall. The igloo, proved so popular that it was rebuilt annually, and eventually people started to ask the obvious question; “Can I sleep in it?” Since then, ICEHOTEL has grown into a worldwide franchise, Stored during the summer, some of these blocks make the walls and furniture of the hotel, which this year has 65 rooms. The structure of the building is made from 30,000 cubic metres of ‘snice’ – a precision engineered snow/ice, made from a mixture of air and river water.
